We’ve done a lot of showing you different production builders and communities that builders like Fisher Homes or Dress or MI Homes might do. Now we’re looking at something a little bit different. We’re looking at custom builders that might be a little higher-end. We recently looked at Rivers Pointe Estates and one of the custom builders there is the Traditions Building Group. Here’s a little bit about their story.

Bob! Thanks for joining us. Could you mind introducing us to the channel and your role with Traditions Building Group?

Bob :

Yeah! My name is Bob Johnson. I’m a sales manager for Traditions Building Group here at Rivers Pointe Estate in Hebron, Kentucky. Brand new development is being done by Toebben Builders here in Northern Kentucky. Fantastic. If you haven’t seen it before, you need to come out and take a look. John Toebben , the developer put 30 years of his life into developing his project, putting the parcels together, and he has a very, very clear vision of what he wants to have happen back here. It’s unlike anything else in the area for sure. We’re standing currently in our brand new townhome building that we have, and I almost hate to call him town home. So we put so much thought and effort into these buildings and the way that they connect and come together. Everyone has their own private outdoor space. It is very different when you come into these. I’ve put a lot of time into ’em. What’s here, so

Eric:

Yeah, there are different building groups in this development here in Rivers Pointe. Tell us what’s specifically unique to Traditions Building Group and the housing that you guys build?

Bob:

We have a little bit different setup here and actually unique probably to Northern Kentucky, especially with our single family homes. We have all alleyways behind the homes and we decided to take the garages and push ’em to the rear of the property to take the focus off of the garage doors being the main architectural aesthetic of the house. A little bit of a throwback, right to an older style that you might have seen in Hyde Park or Mountain Lookout or maybe even Newport. Some of the older homes. We had a true carriage garage back behind it. A bit of a throwback to what’s there, so you won’t find that anywhere else, but they’re very, very pretty streetscape. This is very different, There’s nothing around here that looks like that. We’ve got numerous parks throughout this section. Everything’s very level through here. We’ve worked really hard on the grading and minimize steps everywhere, so you’re not fighting grade everywhere. They make it very easy. There’s a general store gonna go in up front, community center, pool house. There’s another small retail building with a personal trainer salon, yet another building with the dog spot, pet daycare. That’ll all be in there and I’ll be super walkable from our section here.

Eric:

So some really full lifestyle community. You can stay here and all you need is covered.

Bob:

Yes, absolutely. That’s the goal. And anywhere from town Home start in the $500s and a single family starts around $600s and kind of goes up from there.

Eric:

A lot of different products here, but who would you say is the kind of buyer you’re looking for?

Bob:

Well, we like to think we have something for everybody. Yeah, I mean truly we have product for the family. We have product at the Empty Nester. It’s really just a matter of what you need, but it’ll, what we hope we check all the boxes for everybody.

Eric:

And tell me all the different kind of homes that Traditions Building Group is putting in here in this first phase. Cause you guys have this big first section.

Bob:

We do. We have 82 lots available in the first section between single family and town home product. We have six different floor plans on the single family homes. We have five different town home variations that we can do. Ranch, first floor primaries, two story, whatever you need. We’ve got it. So they’ve got you covered. We hope so.

Eric:

So we were just talking about some of the other building products that’s in the area. Bob’s not new to this game, he’s been around it for a while. He’s been with some great companies over the years and we were talking about just the difference, some of the difference between what you’re gonna find in a product like this versus some of the other homes out there.

Bob:

With our attached product or a town home product, wherever I have a common wall, you will have a two by four wall. We will have an air gap. I have a sound dead gypsum board. I have another air gap, I have another sound dead gypsum board. I have another air gap. I have another two by four wall, and then both of those walls are fully insulated. It gets, eliminates all your vibrational noise completely. You’re not gonna have that with it. So I worked really, really hard with that and truly where my common walls are, they’re not in bad spots. We worked really hard on how the puzzle goes together and how it fits together that you’re not gonna have that problem.

Eric:

Bob, what you don’t know about me is I have five kids and four boys and I literally bought soundproof headphones just to try to get the noise out of my life in some ways. So you’re telling me I need to live in this bathroom right here. <laugh>.

Well, how far into the development are we and what do you see coming next?

Bob:

We’re going, we are just getting started. We just finished our decorated model of town home just today is the grand opening here today. There are decorated single families been in for about six months. What we’ve had that there and we are probably four to five years from being finished in this first section is what I would tell you it would take to move through this, but we’re gonna be here for a while. Yeah, this is a 10 to 15 year project for us. We have multiple other sections that we’ll be in too after we finish this one here, so we’re not going anywhere soon.

Eric:

Yeah. Anything else you wanna tell us about the story of Traditions Building Group or just how you guys do things maybe unique, a little bit different to you?

Bob:

Where we are, we’re kind of in between that production builder and Custom Home builder a little bit. I mean, we do have set plans, but we are able to customize off of that and radically change that. Doug Hanger, our president and our main architect, he designed all the homes, but he is extremely good about working. If anybody has any special requests or anything we need to do, he can draw it up instantly and it is very easy to work through that. I will tell we’re gonna build typically 40, 50 homes a year. We pay attention to what we’re doing. We’re not trying to build a thousand. We all sure we do that pretty well and that’s what we wanna continue to do. It’s a good quality house we put in,

Eric:

Alright, well, tell us your name and tell us your role here please.

Doug Hanger:

My name is Doug Hanger, I’m the I’m the president of Traditions Building Group and we’re very excited to be here in at Rivers Pointe of states. We worked with the Toebben family to design the whole front village, the entry to this beautiful community. And in this community we have different styles of homes, which we call the village collection. The village homes include single family homes, they include town homes, courtyard homes, manor homes and ranch homes, and all of this is lifestyle, exterior maintenance on the buildings and on the grounds are all taken care of. We have a wide variety of homes to choose from for all kinds of buyers.

Eric:

In my understanding, you guys do most of your work in Ohio. Is this your first time being in northern Kentucky?

Doug Hanger:

It is our first time being in Northern Kentucky. We’ve looked here for a long time and really found a match with Toebben family. We share a lot of values about quality and long term value for all of our clients. So that was specifically what drew you in was the attention and detail, the values, the quality and the scale and the scope of the community. Okay. It’s really beautiful. It’s gonna be here a long time and it’s only gonna increase in value.

Eric:

Anything else you wanna tell us about your company or specific about the properties you guys build?

Doug Hanger:

Well we build high end luxury homes and we also build urban city homes. So we’re uniquely positioned to take care of wide variety of different styles. We really focus on customer service. Every home that we build is customized by the buyer, all the finishes, all the features, and that helps them get exactly what they want.
