What do houses for sale in the $400K range look like in Northern Kentucky? That’s what we’re gonna show you guys. Let’s look into it! My name is Eric Sztanyo from Keller Williams Realty and TeamSztanyo.com where we are helping you find your home and strengthen your family. It’s a gorgeous day here in Northern Kentucky. We’re doing some showings with some of our YouTube clients who found us online, part of the Sztanyo Clanyo. And we’ve done homes in Ohio in the $500sK. We’ve done homes in the $300sK and the $200sK. We’re gonna be looking at houses for sale in the $400K. Ranging from around $425K to $475K. Most homes are gonna have probably 4 bedrooms, at least 3 bathrooms, maybe 4 bathrooms. So let’s check it out.

Northern Kentucky Houses for Sale in the $400K Range

Quick Walk Through on The Houses For Sale in the $400K Range

The first house we looked at was in Independence Kentucky. This spacious home is found in the established Sherborne neighborhood with convenient access to restaurants and shopping. And I2-75. The school district is RC Hinsdale Elementary School, Turkey Foot Middle School, and Dixie Heights High School. This four-bed, three-and-a-half bath home, both three finished living levels with a two-story foyer hardwood floors, and a two-story great room that has a window wall allowing natural light to flow throughout and showcasing gorgeous wooded views. There’s a deluxe kitchen with granite counters, stainless appliances, kitchen island open to the breakfast room. The primary suite includes an oversized bath with separate shower, soaking tub and accent window. Spacious spare bedrooms, large laundry with storage, two car garage with shelving. There’s a finished lower level, which boasts walkout access to a 16 by 14 patio, exercise room, full finished bath and plenty of storage with a utility sink. Your pets will love the fence backyard and guests will love the wooded views from the deck or patio.

A lot of times, viewers from the channel who aren’t used to living in the Midwest or the Cincinnati area, they’re always like, “what about tornadoes?” Well, tornadoes can be a thing, but when you have a nice finished basement like this or any kind of basement, you’re most likely gonna be safe. So if you do get a tornado watch or warning, you come down here into the basement, you’re all good. So here’s what you don’t usually see in the real estate photos in a basement like this. Part of it’s finished out here, part of it’s unfinished. You’re gonna have your mechanicals, your furnace, your hot water heater, and a bunch of just unfinished place for storage, which is really nice to have. This home in Sherborne has 2,742 square feet, and the listing price is $419,000.

So there’s a look at a house in Independence, really nice community. Sherborne is the name of the community. In fact, my sister and brother-in-law used to live in this community, so I spent a lot of time here. Let’s head over to Union Kentucky now about 20 minutes away. Gonna be in a different school district, probably in either the Ryle or Cooper High School School District. So we’ll see you there.


The second house we looked at in the day was in Triple Crown Neighborhood. This house has 2,932 square feet and is listed at $442,900. Come check out this amazing 5 bedroom, 3 full and 1 half bath. Located in Triple Crown with new upgrades throughout. Freshly painted with new carpet interior, all new kitchen cabinets with granite countertops and all new appliances. Relax around the wood burning fireplace for the upcoming winter. There’s a large dining room with first floor office, entertain guests with a large flat backyard and finished basement with a wet bar. The upstairs offers 5 large bedrooms with custom closets in each. The master bedroom has a large walk-in closet, private tile shower, new tile floor, brand new vanity, and a large soaking tub. Additionally, a new HVAC was installed last year with a newer roof and gutters. The exterior has mature trees and a paver patio.


Just to point out briefly that the Triple crown home we looked at did have an HOA a fee of $450 a year, which covers a dog park, a playground, and walking trails. The schools for this home include Shirley Mann’s, school for Elementary, Gray Middle School, and Ryle High School.

.So this one, tucked in here in Triple Crown listed at four $42,000. Right now, 5 bedrooms you don’t often see in these houses- 5 bedrooms, and not only that, but the bedrooms were large. And then when you get down in the basement, tons of finished space. So now they kind of finish everything off, so you lose a little of that dry storage unfinished basement area. But with the walkout, and some of my clients where they’re thinking about a little bit is we’ve got aging parents. Could this become an apartment for them? You’ve got a full bath down here in the basement. You’ve got a bar. You could set up a TV and use it as as an entertainment area, but also if the parents were to move in down the road, you got this walk-in right off the side of the house and you could have a nice little apartment down here in the basement. So very nice house.

Really nice house onto another one here. And Triple Crown clients really liked that one for a lot of reasons, I’m not sure they thought they would, but once we got in, more space than kind of meet the in that one, you’re getting a lot for that house at $450K. We’ll see what happens on to the next one.

The third house we looked at was also in Union, Kentucky. We moved over from Triple Crown to the Hamshire community. This home that we’re looking at in Hamshire, also in Union Kentucky has an HOA fee of $540 a year. That fee does include local management, a playground, and a pool that you have access to. Welcome home to the highly sought after Hampshire. This inviting home is located with great proximity to the community pool and offers the best in function and comfort. There are rich hardwood floors throughout the first and second floors. The fenced backyard is a gorgeous oasis with stamped concrete patio, outdoor fireplace, and a hot tub with a pergola.

Folks, this is what you do when you want to sell a house. Turn the hot tub on. I think that’s awesome. That’s what I’m talking about.

The gourmet kitchen kitchen, both 42 inch wood cabinets, a pantry, granite counters, and all kitchen appliances are included. Entertaining is a breeze with this open concept living. First floor also features a large office and a formal dining room. You’ll also appreciate the large bedrooms, all with walk-in closets. The second floor loft offers versatility as a second living space or a play area. The massive garage features a third car tandem area perfect for storage. The lower level is ready for your vision. With Full Bath Roughen. Custom exterior lights illuminate the front and backyard areas.

I will say that after touring this home, my client’s eyes lit up a little bit. The one in Triple Crown was very nice, and that fifth bedroom was very appealing, but this home offered a little bit more space, and you can tell it was just slightly more modern. That hot tub in the backyard was also really nice. This home was the largest that we had seen so far on the day
at 3,224 square feet. It’s a 4 bedroom, 3 full bath home and was listed at $475,000.

So this is why you go through the showings. I think this one just took the lead ove the other one. Really nice home. I like the layout a little bit better. The backyard really nice in terms of entertaining. You’ve got that stone patio and fireplace and hot tub. So this one’s in the lead. It doesn’t have the finished basement, but we did find underneath a cone, they do have the rough ends for the finished basement. So that could be done in time. We can go check out one more.

The final houses for sale in the $400K was also in Union Kentucky. This home has 4 bedrooms, 4 full baths, and 1 half bath, and is listed at $470,000.


There’s a newly painted interior. First floor boast, nine foot ceilings. The home offers a sunroom off the kitchen to sit and relax after work, large bedrooms, second bedroom has its own bathroom. The listing remarks say you have to see this home to appreciate the amount of space for the price. Come make this home your own. This home is in the saw after Cool Springs subdivision in Union Kentucky schools include Shirley Mann Elementary School, Gray Middle School, and it’s really right across the street from both Gray and Ryle High School. This home has a convenient location to the new Union Promenade Development and school campus. And while I do agree that the home was very spacious and did have a lot of square footage, it definitely needed some updates. So being at the higher end in the four hundreds listed at $470,000, my clients were certainly taking into account the list price, plus the amount of updates they would’ve to do in new flooring and a few other things within the house.

Nice big home, lots of square footage needs new carpets, needs bathrooms updated, needs a new kitchen updated. But you get a lot of home right next to Ry High School, which is nice at the same price. The one we just saw in the Hawthorne community, that one’s much more updated, newer, has a better backyard. Overall when you compare to the two, they’re not really close, but they’re listing only 5,000 apart. So that’s why this one’s still sitting and probably still will unless it sees a price reduction.

Well, there you go. 4houses in the $400k s in Northern Kentucky. I hope that was helpful for you to get a feel for what these houses are like. When you get online, you look at these photos, you never really know because A, real estate photographers are really good at their job, and B, they’re never going to shoot the worst parts about the house. So it’s always good to get into the house and, and be like, “oh, why did they do this? Oh, I don’t really like this. Oh, this is much smaller than I thought it was.” It’s always good to see these houses in person.

One of the things that’s definitely true right now is that houses aren’t selling nearly as fast as they were in the summer, and so there’s probably gonna be a little bit of a wiggle room from the seller. You might not be in multiple offers, which is just great as a buyer. If you’re a seller and you’re looking to sell your house now in the fall or in the winter, or early spring of 2023, you need to realize that the market has shifted. The interest rates have really slowed things down, and buyers are being more cautious. Your house might sit on the market a little bit longer, so gotta understand the market no matter which way, whether you’re looking to buy or sell, we can help you do that.
