They’ve crammed a lot of houses into this area. And so this may be one of the final opportunities for you to get into Triple Crown in a new construction home.

Tony Beauchene:

Gotcha. Thanks, Eric. My name is Tony Boche. I am a sales counselor with Fisher Homes. We are currently in our beautiful justified community located inside the walls of Triple Crown, which is our kind of prestigious triple crown country club golf course community here in Union, KY.

Eric:

Yep. One of the most sought-after neighborhoods, kind of the prestige like you’re talking about. And I think you were saying this new phase of Justify Triple Crown Homes here is maybe one of the last ones that we might see here in Triple Crown Homes. Is that right?

Tony Beauchene:

That’s correct. Now that’s purely a guess. Obviously, I don’t work for Triple Crown Homes developers, but I know the community pretty well. There’s not a whole lot of places for this community to grow other than where we are right here, without crossing a major road or something like that, which I don’t think is a subdivision it will do. But this community will be about 180 homes. So you get about 180 homes total. It’s gonna be Fishers Designer floor plans, mainly. And then we have our masterpiece floor plans in here also. And then we’ve got a brand new Blair model that we’re standing in right here, and that’s in our designer line that just started.

Eric:

Very cool. So we’ve got one of the last sections maybe ever available in Triple Crown Homes. Designer and Masterpiece Collections. Give us an idea of where we’re at from a price point standpoint and what that ranges from. How much does it take to get into this community and what’s maybe the high level?

Tony Beauchene:

So for Fisher Homes and our designer floor plans, they vary. Right now the price point for u a three-bed, two-bath ranch starts out at about $399k for the pricing and then our biggest floor plan gets you up into, you know, the upper four for the base pricing. Most sales in this community have been you know, mid-fours to low sixes. It’s kind of the price point that, you know, with the build. Obviously it’s per taste. Some people, you know, go make a home like a model and some people wanna wait and customize it as they live there. So there are a lot of options.

Eric:

And tell the people, just give ’em a little overview about Triple Crown Homes itself, why people would want to be here in Union, and some of the amenities of being in Triple Crown Homes.

Tony Beauchene:

Community Triple Crown Homes has multiple parks within it. So it’s got Winter Circle Park, which is right up the road behind us that has a dog park in it. It has sand volleyball courts, basketball courts, it has soccer fields in it, playground for kids. The main draw is the country club, obviously, we’ve got the country club, which has the pool with the golf course. Obviously there’s like a PGA-style golf course. it’s kept pristine all the time. it’s a little challenging to play, but it’s a great experience, a great day out. And then we also have the tennis courts up there, Tiki Bar, and some other restaurants. And of course, the big country club itself, which is very stately if you kind of go up there, it’s in a giant white building, with pilgrim is beautiful.

Eric:

You know, as people are looking in all over another Kentucky potentially, why would they want to choose Union Kentucky?

Tony Beauchene:

Okay, so the big perks of Union Kentucky is, first of all, talk about the financial part of it. Tax rates. So you’re gonna be paying a lot less money than other areas, especially as you kinda get closer towards Cincinnati. And actually Independence, Kentucky tax rate here is substantially less. And then also a lot of development happening in Union. So I think getting in early, kind of in a developing community or property values are inclined to kind of climb with the development. Got the Union Promenade project, which we talked about last time we met, which has broken ground. They got underground utilities in. I think we’re gonna see Foundations early next year, but they may get it started this year if they’re way ahead. I don’t work for the developers. I don’t know. But you know, they got a lot of stuff done out there and it’s gonna be a huge, huge development. Lots of shopping, lots of kind of townhouse style living and things like that that are coming up and that’s kind of right in the heart of Union across from the big Kroger. So that’s up and coming also. As well as a lot of other projects that are kind of in the works.

Eric:

All right. Gimme an idea. I know interest rates have been going up a little bit. I’m sure you’re talking about this a lot with potential buyers. Where are we at in terms of new construction, kind of the rate of purchase, and the demand right now? And if you’re a buyer right now looking at this market, should you wait it out? Should you go forward? Tell us what to do, Tony.

Tony Beauchene:

Gotcha. Tell you. Well, that’s an easy question. Thank you. Well, you know, with rates kind of being up right now, personally am I, obviously, I’m not an economist and I don’t control the Fed and all what they’re doing. I think that interest rates are probably gonna continue to tick up for a little bit. You know, some of the people that I follow that, you know, do it for a living, they kind of predict that we’re probably looking at like a three-year fix for like rising rates and, you know, a slow trickle of money into the economy to kind of get us back where we need to be. But as far as timing goes. You know, I’m in the school of quote Dave Ramsey, the best time to buy is now.

The way that, uh, the last few years has been, I think like our housing market is kind of like a big rubber band right now that’s kind of like getting pulled back, you know what I mean? With people kind of holding onto a 2%, 3% interest rate that they just got or paying a lot for a home. In some cases 400,000- $50,000 over asking in the recent years, I think we’re gonna have like a really short supply gain and then also, you know, one interest rates go back down. I think, you know, home prices are gonna continue to climb. And then that rubber band’s gonna go snap and demand’s gonna be there again. I think we’re gonna see the Covid housing boom happen again in the future.

Eric:

How’s Fisher Homes handling right now? Are there additional incentives potentially or what does that look like here in Justify Triple Crown?

Tony Beauchene:

Absolutely. We have some great incentives. They vary. They are constantly fluctuating them. We’ve had some interest rate incentives with our partner lender Victory Mortgage that we offered. Base prices are great right now, probably the best that they’re ever gonna be. So it’s a great time to get in and start and kind of watch your home equity grow over the years after you live here. I know a lot of people have lived in this community for a long time, are enjoying that very much. And we’ve got half-off upgrades right now up to $30,000. So that’s, you know, that goes a long way. That’s like a completely decked-out kitchen or you could add hardwood flooring throughout your home or however you want to use it.

Eric:

All right. Tony, what model are we in today? Can you talk us through it a little bit?

Tony Beauchene:

Absolutely! So this is our Blair Floor plan, our brand new model here in Justify Triple Crown Homes. We are currently standing in the rec room which they have built out into a guest suite. The bathroom and closet are added. The floor plan is great. It’s one of our most popular builds. It is a five-level home. We’ve got basement space and it’s about 3030 square feet starting out before you kind of do any add,

Eric:

This is such a unique design, why do people like the five levels? Tell us a little bit about the difference between them and kinda your normal two-story house.

Tony Beauchene:

The best thing about the Blair is that it can hold a good amount of people. So you can have probably 20 some people in here and everybody’s kind of got their own space, but it’s open as well. So you’re kind of together, but you can have like four or five conversations that aren’t overlapping each other. It’s kind of great for flow too. The kitchen area with the morning where everything’s open. Got lots of windows so’s a ton of natural light that’s available in the home and every single room from top to bottom. So it’s got a lot of great features that are desirable right now.

Eric:
