We’ve done a few other articles about homes. What you could get for 500,000, what you can get for 300,000. This time we’re dropping down in price a little bit. We’ve done an article about is Cincinnati one of the best cities for first-time home buyers. Now we are gonna check out what kind of house does $200k get you in Cincinnati!

Search For Houses Not Higher Than $200K in Cincinnati, OH

This first house that we looked at is in College Hill, which is in the zip code 45224 in Cincinnati. The marketing remarks noted that this is a top to bottom renovation in this classic Tudor-style home with modern appeal inside. There are four bedrooms and two full baths. It’s coming in at 1,259 square feet. There are two beds and one bath on each level. There’s an excellent layout that gives a lot of potential uses. Opportunity to make great primary suite on the second level with a full bath and walk-in closet or office space. This home is listed at $194,500.

Client:

This house looks like a really nice Airbnb, but it doesn’t really suit what we’re looking for on a house. It looks nice though, but bedrooms upstairs are a little small I think for if we’re planning on having a lot of kids, which I’d like to have more kids. So the bedroom downstairs is great size, but then the two bedrooms upstairs, you could fit twin bed and that’s kind of it. So it’s kind of not for a growing family, just a little bit too small for what we’re looking for.

The second home we visited was on Bankwood Lane, also in College Hill. Tucked in the end of a cul-de-sac this beautifully updated four-bedroom, two-bathroom home offers wood floors throughout the stunning open concept floor plan. The modern kitchen opens to your private partially wooded backyard oasis.

This home was built in 1952. It has 1,354 square feet. It has a list price of $195,000. So I was just telling my buyers the last house we looked at, it’s been on the market about 20-ish days. In this market right now if anything is on the market for more than seven days, you can probably get it at or maybe even below list price. It’s a good chance that this time of year, as people saw house prices going up all in the spring and the summer, they may be a little overpriced right now.

The other thing that’s happening is currently when we’re filming this, it’s August 25th. Kids are starting to get back into school. So you get a little bit less buyers out there shopping for houses. So a little bit less demand and maybe some sellers who overpriced. So if anything’s sitting on the market, probably a little bit overpriced. This house, a little bit nicer, nice yard, cul-de-sac, fenced-in backyard, and a little nicer finish. It’s only one day on the market and I just told my buyers, “If it’s one day on the market, you could probably still be looking at a multiple offer situation. We’d have to check with the listing agent if you liked it and wanted to go forward.”

But in terms of where the market is in Cincinnati right now, if it’s been on the market, you can maybe expect not other offers to fight with. If it just hits the market and it’s in good shape, like this one, you’re probably going to see still multiple offers. Not as many as in May and June where we saw 10, 15, 20 offers. But still maybe 2, 3, 4, 5 offers on a nice house like this one.

Client:

I really like it. A lot more space. Very open. A lot more kitchen storage. Natural pantry. It’s definitely way better than the last house. We like it. I feel like it’s like almost there. It’s almost perfect. Yeah, this is a really good option. But, I’m not quite sure. Maybe it’s not missing anything. Maybe it is. I don’t know yet.

The third house we looked at is in the suburb of Mount Healthy. This home boasts of three beds and one and a half baths. Large open layout on the first floor with gorgeous hardwood floors and luxury vinyl tiles in the kitchen, and a bath with heated floors. This is a three-bedroom, one-and-a-half bathroom house built in 1900 and has 1,609 square feet.

Freshly painted throughout and new carpet upstairs. Detached one car garage with opener and access via rear alley. Large, fully fenced backyard and a new roof in 2019. The MLS remarks say, “Don’t miss this amazing turn of the century home in the heart of Mount Healthy.” This house was listed at $179,900.

These older homes, you’re going to see a stone foundation. It’s not uncommon to see a waterproofing system put in. So basically, they’ve dug out a trench and they’ve got this little plastic lining around the side. They’re going to channel any water that comes in over to the sump pump and try to pump it out of the house. Also, dehumidifier.

Eric:

House number three, a little older house, a different layout. What do you guys think?

Client:

I love the tall ceilings. The wood floor downstairs is beautiful. But it has a creepy goblin basement kind of vibe. Goes right about to my head. I mean, Eric’s head hits it, so that’s the weirdest part. Other than that, it seems really good. Fans in every room.

Eric:

Yeah, that second Cape Cod we had the second floor was definitely a lot warmer. HVAC wasn’t cranking up there, which is not super uncommon. This one with the newer system’s working great up here. Air conditioning is nice.

Client:

It’s very nice. Yeah.

I love it.

The fourth house we looked at on the day was also in Mount Healthy. Three bedroom, two full bath home built in 1941. It has 1021 square feet. The remarks say to “Come see this adorable brick ranch on a quiet street in Mount Healthy schools, freshly painted and new wood plank flooring, carpet ready for move in. The open concept great room allows for lots of natural light. Two full updated baths, remodeled kitchen features, new stainless appliances, granite countertops and warm wood cabinets. The finished lower level features two bedrooms and a full bath. New doors and fixtures throughout, updated plumbing and electrical. Don’t miss it.” This home is listed at $190,000.

That one was a no from the beginning. We walked in and got that mold smell right away. That one’s been on and off the market. So I told them, “Guys, you don’t want to mess with this.” Even though it looked kind of good and they had redone their kitchen and the basement had some finished spaces, you couldn’t tell where the water was still coming in. That’s kind of what I’m telling them, is if something’s been sitting on the market, or it’s been on and off the market in this price point since. Then it’s probably a no go.

The last house we looked at for the day was also in Mount Healthy on Martin Street. This beautiful brick Cape Cod is on an oversized 0.41 acre lot. This is a four bedroom, two full bath home built in 1932. It has 1,400 square feet. There’s new luxury vinyl plank floor, a new furnace in 2019. Newer windows, updated and clean.

A solid low maintenance home with a dry unfinished basement, lots of storage. Fully fenced raised garden beds. The huge backyard makes for great entertaining with plenty of space for chickens. It’s in a quiet neighborhood with quick access to the Ronald Reagan Highway and the list price was $199,000.

Client:

We like this one a lot. The basement is way better, and way more usable. A lot of natural light, which is fantastic. Good amount of room and space for a family to grow. Nice that there’s a bathroom upstairs. Second full bath upstairs. So two showers and everything. And the AC works better upstairs.

One thing we don’t love is the master bedroom is a little small for how much furniture we have because a king Bed and then drawers. But we can make it work. This one’s among the top competitor with house number two.

So what do you think about the kind of house does $200K get you in Cincinnati, OH? Definitely. We looked at five houses in a day. Their two favorites were both one day on the market and so I said, “Let me reach out to the listing agent, see if they have offers or not.” Because they do want to look around possibly in Kentucky as well in this price range. You might be looking at Latonia. Parts of Covington. Depends on the age of the home that you want.

In the river cities of Covington, Newport, Bellevue, you could probably find something for $200K or less. If you’re looking for a newer home, you might want to look at Florence, Erlanger, possibly Independence for something around 200,000. So we’re going to probably go do some of that and look at some other houses and they may put an offer on one of these.

All these houses you’re probably looking at are around 1000 to 1500 square feet. Three plus beds, at least one plus bath. So if you’re in that price range of 200,000 and you think there’s no way I could buy a house, Cincinnati has a lot to choose from. Both Cincinnati and Northern Kentucky.
