Buying a House with a $500K Budget. What Can You Get?

A lot of times, if you’re moving from out-of-state places like California, New York, Florida, Texas, in this case, Utah. You might be a little bit surprised at what $500,000 can get you and the square footage amount. It’s one of the big reasons why people like Cincinnati is the cost of living. So let’s check out some of these houses.

The first house we’re looking at is here in Turtle Creek township in the saw after shaker run golf club. It’s a pristine 3000 square foot. Three-year-old transitional two-story. It’s got an open floor plan with cathedral ceilings, a huge kitchen and large breakfast room, 1100 square feet, a full unfinished basement, a large master suite with a sitting area and multiple walk-in closets. There’s a golf cart right away from a 300 acre Armco park and a 110-acre lake for boating, fishing, and kayaking, fabulous entertaining space in the beautifully landscaped backyard, one of a kind resort lifestyle community, four-bedroom, two and a half bath, 3000 square foot home originally listed at $475,000 but there’s a little overpriced and they’re down to $ 459,000 right now.


Stop number two on our tour today is a four-bedroom, two-and-a-half-bath house. It’s a stunning Cambridge cottage design also in shaker run literally one street over from our first house. It boasts an exceptional open design with a large island kitchen with beautiful slate appliances, Oak cabinetry with 42-inch upper cabinets, walk-in pantry and bright walkout morning room and a convenient pocket office all open to the two-story family room with a corner gas fireplace, spacious owners retreat with an en suite with a double bowl, vanity oversize walk-in shower and very large walk-in closet all on its own level. This house is listed at $430,000.

So most of the homes we’re looking at today are going to be around 3000 square feet, maybe a little bit less plus probably an unfinished basement. A lot of times people, when they come shopping in the Cincinnati area, they’re surprised that $400,000 or $500,000 can get them up to 3000 square feet. So that’s one of the big advantages of buying here in the Cincinnati Northern Kentucky area, especially where we’re at on the northern side of town. Up north of the I2 75 loop. That’s where a lot of the development is happening here in the Cincinnati area. It’s kind of pushing where there’s some more land and there’s some more space up towards between Cincinnati and Dayton is kind of where we’re at today. You can get a little bit more house for your money.


Now, a lot of people like this shaker-run community because you’ve got walking trails, you’ve got a community pool, you’ve got a golf course. You can be a part of the HOA that takes care of some of the landscaping and the fitness facility. You can be a part of the lots as my clients just notice are a little bit closer. And so another thing a lot of people ask me when they’re from out of town is like, where are all the privacy fences as well? It depends on the HOA and the community here in Ohio and Cincinnati. A lot of places you can get, but you’ve got to double-check with the HOA. A good way to kind of get a feel for it is if you’re on Google maps or just driving by an area, look around, do you see any houses with privacy fences?


Apparently, as I’ve come to learn, we’re an area of the country that doesn’t do a lot of that. So you’ll see a lot of lower maybe four foot high fences, either split rail or wood or something that’s shorter, but we don’t have as many, six, eight foot high privacy fences. Like you might see in other places of the country.

Number three. We are about seven, eight minutes down the road out of the shaker run community. Now in the Renaissance community, we’re actually here in Warren County and Middletown, Ohio. Why is it called Middletown? Because it’s right in the middle of Cincinnati and Dayton. So we’re again on the north side of Cincinnati where there’s a little bit more land, a lot of development going on.


As you drive through these neighborhoods, you can see the trees are not mature. You’ve got trees that are just a few years old and they’ve got to grow. If you like that if you want a newer home and you want to see where your $500,000 can go. This is one of those houses. So let’s take a look at this one. So this house on Donatello in the Renaissance community, it’s a fantastic Fisher bay Berry. It’s got a gorgeous open concept, expansive windows, first floor master suite custom, tiered composite deck complete with pergola and sunken hot tub for easy use picturesque, hardscape, backyard, and basement, ready for finishing. There’s a complete list of upgrades, but they’ve put over a hundred thousand dollars into this house. Post-build. This one is over $500,000. They originally listed it for $580,000. It’s been on the market for 40 days. Right now, 40 days in Cincinnati right here right now means they put more money into it than they have been able to get in the sale. They’ve dropped that price. $40,000 is currently listed at $540,000.

We are onto number four of our tour. We’ve moved Southwest, about 20 minutes from our previous house. We are in Liberty township and Harbor town park. Let’s check this house out. So this is a four-bedroom, three full bath two-story home. And the Osprey point drive. It’s been on the market for 22 days originally priced at $530,000 now listed at $475. Four spacious bedrooms with huge walk-in closets, three full updated bathrooms, a big open concept kitchen with stainless steel appliances and oversized huge cabinets, convenient second-floor laundry, a beautiful deck overlooking a big fence in the backyard, giant unfinished walkout basement with Ruffin. The oversized insulated three-car garage opens the door for lower utility bills, a five-panel garage door with a nine-foot clearance. Also, this house was made with two by six beams and has been extra insulated. So there’s going to be low utility bills


This is what we’re seeing a lot right now. We’re right in early September. The market hit its peak here in Cincinnati, around mid-July. And so a lot of people price their homes, thinking it was just going to keep going up and up. But with a lot of families going back to school, the demand slowed down a little bit. The market has seen a slight pullback. So if you’re seeing a house that has been on the market for over 10, 15, 20 days, it’s probably overpriced.

Final house on our tour. Looking at Cincinnati homes for around $500,000. We moved a little bit west. We are now in Butler county and Fairfield township. We’re looking at this four-bedroom, three full baths, one half bath home. It is listed at $463,000. It is in the prestigious Rentschler estates with walking trails and a fishing pond. There is a double lot driveway, four bedrooms, three full baths, one half-bath, three-car garage, full finished basement loft and media room. And there are lots of fun things in this basement, including the infamous Pete rose and some signed para paraphernalia from him.

There’s an equip full gym, including a master suite first-floor study and laundry, fresh neutral paint, hand, sand finished hardwood, floors courts, counters, gourmet kitchen morning room, private backyard with deck sunken family room with gas fireplace, open foyer, tons of storage and immediate occupancy.

So I hope that gave you a good feel of what you could get in the Cincinnati area for around $500,000. We looked at homes in the $450 up to a little bit up to $550. As in any city, if you’re closer to the downtown core, uh, the amount of house you’re going to get is going to be a little bit less. We’re out here in Butler county. We’re a little further out away from downtown. You’re getting 3,200 square feet for $460,000. That’s a little bit of what’s going on here in Cincinnati.
