Today we are shopping for houses in Cincinnati, Ohio, up to around $300K. Let’s go check it out. And why do I do all this rhyming because my last name is really, really weird and has a Z in it, and nobody knows how to say it. So I’m Eric Sztanyo, the man Yo in the Sztanyo Vanyo and you’re the Sztanyo Clanyo. Anyway, it is freezing today. It is what is it? January 26. It is currently nine degrees out right now. About 9:20 in the morning. And I am about to go do a home tour with some of you who contacted me from YouTube. First time home buyers to go shopping. We’re going to look at about five houses today in Cincinnati, around the $300K range. Some a little bit lower, some a little bit above. But you guys are gonna get to take a look at what these houses look like. In this point, if you’re curious about shopping in Cincy around $300K.
So in terms of the process, we are ready to go look at houses. We’ve got a couple local lenders that we love to use. They are really good at their job. You guys can choose whoever you want to use. You can choose your own lender. Doesn’t matter to us. We like using local lenders because they’re there when you need them and get the preapproval letter. These buyers actually, I think got three different preapproval letters. So they’re good to go on multiple fronts, they can choose anyone they want. But today is the fun part. We’re gonna go see some houses.
Home Search Tour in NKY or Cincinnati
The first house we saw in the day is in pleasant Ridge, Ohio, actually right on Montgomery road. It’s a three bedroom, three bathroom, one full and two half baths. It has 2,190 square feet. And the lot size is just over a quarter acre. The list price for this home is $335,000. This charming tutor has a 500 square foot family room edition. So let your imagination run wild. The addition has big sunny windows and a skylight. You can use this as a family room or build your new kitchen on the first floor master. The original home has beautiful woodwork and Oak floors under the carpet and a first floor study. The addition also adds 500 square feet to the basement. That’s all on a quarter acre lot. So there’s still plenty of yard space. This home has been very well maintained. I will say the bones of this house were very, very solid. My clients fell in love with the charm of this house, but at $335,000, it’s kind of at the high end of their budget. And it does need some updates in terms of the flooring, the cosmetic appeal and how you would use that kitchen.
The second house we looked at for the day is in Sycamore township, near Kenwood. This house was tucked into a neighborhood a little bit further. So it was a little bit on a more quiet street. It’s a three bedroom, three bath, two full and one half bath with 1,606 square feet. The lot is a little smaller at 0.15 acres. And this house is listed for $325,000. Move in ready and near everything you need. Shopping, highways and schools. Nestled in quaint neighborhood on a cul-de-sac street, only 10 minutes from downtown and minutes to the suburbs. Relax on your covered porch. Looking out to a secluded fenced backyard.
There’s a bathroom on every level and the basement bath is ideal for a pet wash. There’s a walkout basement. This solid home still has its natural woodwork and old world charm. Sycamore township has no income tax and pride of ownership shows in the neighborhood. This was a very charming home. My clients really liked it. It was updated nicely. The location is great, but probably because of that, it doesn’t offer quite as much living space as some of the others we might see coming in at only 1600 square feet, but on a really nice street and just over $300K, some family is gonna be very happy living in this home.
Our third house of the day was in Claremont county. So we headed north east a little bit to Miami township. This home had three bedrooms, two full baths. It had a large lot at over three quarters of an acre. However, it was on a fairly busy highway at state route 131. Seeing in that you are a little bit further out from the downtown core of the city. This house is priced well under $300K coming in at $250,000. There are two parcels. This house had an extreme makeover. There are lots of updates and a very open floor plan. There’s a newer roof, windows, furnace, and AC, gleaming hardwood floors. And there’s a bright sunny four seasons room. So this is a really nice house coming in at $250,000. This is really a bargain for what you’re getting. Yeah, you’re on a little bit of a busier street, but you have a turnaround in the driveway and you’re getting a lot of home for the price.
Our fourth house of the day was also in Claremont county, just a few minutes away in Miami township. It has gorgeous new flooring throughout the main living areas and new carpet in all the bedroom it’s coming in at 1094 square feet on this split level. Cause you’re not counting that bottom level. Lot size is 0.29 acres or a little over a quarter acre. And it’s priced at $245,000. This three bedroom home has two bathrooms, one full and one half. There’s a brand new kitchen with a walkout to the back deck that also opens to the dining room. It’s a perfect setup to entertain family and friends. There are updated bathrooms. The home is near just about anything you would need with easy access to the interstates. My clients really did like this house, especially the brick fireplace and the flooring and the paint. Everything felt clean and well done. However, the way it was set up was just a little bit too small for their needs, but again, at $245,000, this is a home in the Cincinnati market right now that you are not gonna see last long before somebody snatches it up.
For our last home of the day. We traveled south to Batavia township and Amelia Ohio. This home had three bedrooms, three total baths, two full baths, one half bath, and it had 1,658 square feet. A two story home with an attached garage. And the lot size was just under a quarter acre. Spacious living room with a gas fireplace. There’s an Eden kitchen and a separate dining room. The primary bedroom has an attached bath and walk-in closet. There’s a partly finished basement and occupancy is available at closing.
Now, again, as we’ve gotten a little bit outside the I275 loop, you can probably get a little bit more house for your money. This house came in at $285,000, 1,658 square be in an open floor plan, as well as the large basement. There was plenty of storage in this house, plenty of room to move around. Now this house had been on the market for quite some time. And as I dug into it for my clients, we discovered that there had been some termite damage in the past. And you could tell some of the things in the house hadn’t been fully taken care of. Well, I believe at some point in the past, it had been a rental.
So at $285,000, which is about right for the neighborhood. You can probably know that there’s a few things wrong in terms of the condition. If anything is lasting more than, you know, two, three weeks on the market in Cincinnati right now and not getting under contract, there’s a good chance It could be a number of problems, but more than likely it’s over priced.
So there you have it. There was our tour of homes around $300K in the Cincinnati area. As you can see, you have plenty of options to choose from ranging from cute tutors to split levels, to even two story homes.
