Who’s contacted me via YouTube and said, “Hey, wanna move to Cincinnati or Kentucky? We’re looking at properties there too. And I want some land, but I also wanna be about an hour within the city. What can we do?” So Buying land near a big city, that’s what we are gonna talk about.

So it is a gorgeous morning, happy new year to you all as I am recording, it’s January 5th right now. And I tell you what! I did a video recently. If you haven’t checked it out, make sure you watched the market predictions for 2022. But a lot of you guys I think are making your new year’s resolutions and you are on the ball in terms of wanting to get out there and go shopping for properties because many of you are contacting me this week. What To Expect When Buying Land Near A Big City

You want land and space and acreage in the farm and room to breathe and not being crowded all by neighbors. I mean, you don’t give this in a lot of major metropolitans. But in these different Midwest cities, this is something you can kind of scout for. This is something that Cincinnati has a lot of where you can be certainly within an hour, oftentimes within a half hour of downtown and have 5, 10, 15, 30 acres or more. I mean, just depends on what you’re looking for. Then you’ve got these beautiful kind of rolling hills, particularly in Kentucky is where you see a lot of those. And you can get some horse farms down in Kentucky that are really beautiful. But honestly, on the other side of the Ohio river, kind of on the east side of Cincinnati, which is where we are heading today for multiple showings out around Mount Orab or Georgetown area, Washington in township. We’re gonna be looking at some properties over here that have some land.


So you plan of buying land near a big city. You want that 5 acres plus. But you still want to be able to drive into downtown. You want to enjoy the food. You wanna enjoy the arts. You wanna enjoy maybe the pro sports of the Bengals, the Reds, FC Cincinnati. You want to enjoy the culinary scene with the great restaurants and breweries. Maybe you need to go into town for business every so often. Then Cincinnati is the place for you. You can find gorgeous, affordable properties with beautiful homes with acreage and land, have a little bit of elbow room and space from your neighbors and still be within an hour of the city and pop in whenever you need to. We’re gonna walk through several different properties. This is just gonna be a little bit of a sampling of what these properties might look like.

Help In Buying Land Near A Big City

First property we are looking at is in Washington township, Ohio. This beautiful 4 bedroom, 3 and a half bathroom home is on the 5.56 acres in the Eastern Brown school district. This property features vaulted wood beam ceilings in the kitchen and living room. It has a large primary bedroom with an en suite and walkout, and you can enjoy the park like setting with matured trees throughout the property. There’s an attached two car garage and a detached two car garage shop. What really stood out to me about this property was just how flat and usable the acreage was. It was nice and cleared and open. It also had a Creek that was running along the property line. That could be fun for kids or dogs.

This first property is super cute. Nice flat land 5 and a half acres. Beautiful Creek that runs on the property line. Nice condition ranch, lot of space, lot of storage.

Second property we’re looking at is in Bratton township, Ohio. This gorgeous modern farmhouse is minutes from town. The home is 2,451 square feet. And it’s sitting on a lot size of 5 acres. There’s a spacious living room with an open floor plan into the kitchen with Eden bar, tons of cabinetry and a French door walkout with newly added rear deck and formal dining. There’s an office and a bonus game room. There’s four and possibly a fifth bedroom. With this house, you can have country living and yet still only be two miles from the nearest town. Now, while this home is cute and offered a lot of the things that my client wanted. That’s why this is important to make sure you get out to the properties before you purchased them, because it was in a valley and had some beautiful views. It also had a neighbor that had a bunch of junky cars in their property., And it was almost like a graveyard for old cars. And so while this home was really cute, it wasn’t the, the right one for my client.

Property number two in a really pretty valley. It’s a lot more affordable, about $150,000 less expensive than the first property we saw. Really cute open layout, pretty valley. It’s got a nice Jack and Jill bedrooms and an extra room above the garage. So nice little house. This one took the lead from the first one.

The next house we looked at is in Salem township, Ohio. It is a 4 bedroom, 4 bathroom home with 4,930 square feet sitting on a lot of 5.4 acres. And it’s priced at $499,000. This beautiful custom home is on 5 plus acres. There are stone and gas fireplaces in the living room and the basement. The first floor master has double closets, vaulted ceilings, and a master bath with shower and tub. There’s a finished walkout basement. Also there’s a second kitchen in the basement. So this could serve as a mother-in-law suite. This house has a huge bonus room above the garage. It also comes with a two stall horse barn and a detached pull barn garage. This is a beautiful home on a beautiful piece of property and coming in at under $500,000. Think this is a really good house for a buyer.

The next house we looked at is in Washington township, Ohio. It’s a four 4, 4 bathroom home. 5,085 square feet, and a lot size of 25 acres. This house is priced at $574,900. This gentleman mini farm is located minutes south of Wilmington, and it’s situated on 25 acres with approximately 24 of those acres farmed. It’s improved with a spacious 3,123 square foot, 4 bedroom, 3 and a half bath room home. With a large, partly finished basement complete with a second kitchen rec room exercise room, game room, and more. There are both first and second floor owner suites, a library, family room, small office, living room, dining room, and fully equipped kitchen. There’s a three car attached garage, 2 porch, 2 patios, and even a greenhouse. This home has a private drive surrounded by corn fields. So if you want zero space from neighbors and you want maybe even a little extra income from leasing out the 24 acres of corn and farmland, this might be the property for you.

Welcome to the Bluegrass state. Our second day of showings brought us out of Ohio from the Northeast side of Cincinnati. We now traveled south closer to Lexington, Kentucky, which is known for its bluegrass and its world renowned horse racing. The first property we looked at was at, in Paris, Kentucky, it was a 4 bedroom, 3 full bath house sitting on 16 acres. And this home was listed at $449,900. There’s approximately 2,474 square feet. This charming ranch was set in the perfect country setting. There’s a two car detached garage and a barn that is currently set up for livestock. The run in shed can also be used for livestock or equipment, depending on your need after viewing the house, my client and I decided to walk the 16 acre of this property. And we got to say hi to the local chickens, really beautiful property with beautiful views.

When you travel to central Kentucky, you get a feel for the rolling Hills and the beautiful horse farms. It’s just a beautiful part of the country. Now, unfortunately, my client and I got snowed out and we didn’t get to film any more properties in Kentucky. And then I had to travel out of town. So I wasn’t able to show her more. But I had a showing assistant who was able to take her to multiple properties and she found the one that she loved. My client definitely enjoyed the feel of Kentucky a little bit more than the properties that we saw in Ohio.

But it’s clear that whether you’re in Ohio or whether in you’re in Kentucky, you can find multiple properties around 4, 5, 6, $700,000 with 5, 10, 20, 30, 40 acres or more. So if you are looking to buying land near a big city, but want to have some land to spread out, want to have some land, maybe to do some farming, don’t wanna be maybe too close to your neighbors or whatever, the reason why you want some land. Maybe you want the beautiful views. Maybe you love gardening and farming. Maybe you’re just tired of being in the big city. Cincinnati is a place where you can find properties like this, both in Ohio and in Kentucky.
