Let’s talk about that.

It’s so fun to get to communicate with you guys, connect with you guys, introduce you to the Northern Kentucky and Cincinnati area. Out here showing houses in the last two days was showing houses to one of you subscribers who’s in town here from New York, looking to buy a house in the area. Yesterday we were out looking at a few different houses in Hebron and in Union, but there were two story homes and for a couple of different reasons, we landed on the fact that a ranch style is probably gonna work best for this family and this situation. Let’s talk about why that is.

What To Expect in a Two-Story Home in Cincinnati or NKY?

Now what you see in Cincinnati in Northern Kentucky lot with the two story homes often you’ll see maybe four bedrooms upstairs. And so you’ve got a big open living area on the first floor.

You’ll have your kitchen, your dining room, your living room, maybe a half bath, something like that. Upstairs, you’ll have the master bedroom, maybe on one side of the stairs, maybe a full bath in the middle for the kids and three bedrooms on the other side of the house. The house can be bigger or smaller based on the square footage, but that’s a pretty standard two-story home that you might see in the area. Along with that, you might have a finish or unfinished basement, but that basement space is gonna be a little bit smaller than you get with the footprint of a ranch.

The Advantage of Ranch Homes VS Two-Story Homes

So let’s talk about some of the advantages of going the ranch homes versus a two story home.

So one of the biggest advantages of having a ranch homes is that first floor living. Most of the times, you’re gonna have your master bedroom on the first floor, which is really nice. You don’t have to go up and downstairs all the time. Everything’s on one level.

You simply drive up, pull into your garage, come to your house, your kitchen, your living room, your master bedroom, your office, all on the first level. That’s a really big advantage to having a ranch homes. You can find that in a two-story house, but it’s specific designs and specific builders. And generally the price point’s gonna be a little bit higher, because like I said before, most of the layouts are gonna have that master bedroom on the second floor.


Another nice advantage to having ranch homes layout is you’re generally gonna have a very open floor plan on the first floor, particularly if for anything that’s been built in the last five to 10 years, definitely on all the news, new designs that are coming out from builders. You’re seeing a nice big open floor plan where you can make your dinner, watch your TV, interact with your kids. All of that, just kind on the first floor. It’s all open and nice and easy to look at.

Now. It depends on the style of the house. Sometimes these ranches might have another loft or even a second floor upstairs. Generally, they’ll call it a loft base where you might see an additional bedroom, perhaps another bathroom up there and maybe another loft kind of area that might be good for gaming or a reading nook. Something like that. Just gives it a little extra space in the overall design.

But another big advantage of a ranch house over a two story house is you have a big footprint. So when you go down into the basement, generally speaking, the basements of a ranch are bigger and roomier, so you can have, could finish it all. Or you can have a nice large finish area with probably a bedroom and a rec room area, maybe another full bath and have an additional half of the footprint be unfinished space that you could use for storage. You can create a home gym down in that space. It’s actually a bonus. I think if you have a walkout from the basement, that way, if you have a bedroom down there, you feel safe about if any of your kids are down there living, there’s an exit in case they’re were a fire, but the ranch style is gonna give you that large, large basement downstairs, which is always a big bonus.


Now there are homes going up all over here in Triple Crown. I’ll show you guys some of the construction they’re popping up.

My buyers kind of looked at it and they’re like, these all kind of look the same, which they do. I mean, there’s little subtle differences between each of the houses and the designs you can pick out. But if you don’t mind being in a neighborhood, having all those nice amenities where you’re close to shopping, you’re close to Ryle high school here, or Cooper high school. You get the snow removal, you get the lawn care. all of those things are really, really nice. And so if you don’t mind the houses looking a little bit alike, this might be a good area that you want checkout. Now, each of these homes might be a little bit different, but let’s go check out the one we looked at.

We were looking at a resale home, but it was built and sold in March of 2021. So the person who’s selling it didn’t live in it very long.

In this neighborhood, there’s a lot of lots open. Most of it is new construction still. A lot of it’s being built by Drees homes. So if you like that design, you like that layout, that might speak to you. A lot of people who are desiring these kind of homes, I would say you’ve seen a lot of boomers who are aging out of those two-story homes. My parents would fit into that perfectly. We moved here to the Cincinnati area in the late eighties. They still live in that same two-story house that I mentioned before. Four bedrooms, upstairs, main living area, basement downstairs, but Hey, they’re getting older. They’re getting into their late sixties and seventies and they’re thinking “I might want to downsize this house, I might not want all the maintenance. I might not want the stairs. I would like a ranch where it’s easier on these joints to walk around and I don’t have to go up and downstairs all the time.”

Another thing you’ll see a lot of times, depending the community you’re in. In triple crown community in Saratoga Springs, where the HOA can cover the lawn care, can cover the snow removal. And so really it’s low, low, low maintenance. That’s a big advantage for seniors, particularly who are looking at downsize or transition that four plan from a two story to a ranch homes.

Another target audience of a ranch homes might be a family who just needs some different space. So if you want to be in that master bedroom on the first floor, maybe you have a teenager who would like that basement space. Maybe you have other kids who, you know, you might want them to have the space on the loft or a different room, but also you can have your office on the first floor, but if you’re having guests, let’s say you’re having parents or in-laws come to visit. There’s an additional guest room on that first floor where they don’t have to going up and downstairs, or even if they’re living in with you, if you’re doing the multi-generational family living style and you can potentially get two or three bedrooms on that first floor. Well, that can be really nice for a lot of different kinds of family arrangements.

So if you’re interested in a home or a style like this, particularly in Union, in the Triple Crown area, one of the things I really like about this area is you’re kind of on the south side of most of the development in Northern Kentucky. So just on the south side of this neighborhood are these beautiful horse farms still that you can drive by. You still feel like you’re in the country a little bit, but you’re close to everything. You can get on the interstate. If you need to work downtown, you can probably be down there in 20-25 minutes from here. Really nice area to live in, nice community. In this particular spot, the builder who’s building all these different really lovely ranch homes is Drees Homes, which we need to make a video about Drees. We’ve done a lot on Fisher, but there’s a lot of comparable between the two. Both are really high quality, solid, trusted home builders in the area.
