We’re here with Christie from Fisher Homes. We’re gonna be talking about a unique product here. What’s cool about Shaker run is they have a wide mix of housing in this place. It’s all kind of centered. It all kind of surrounds the golf course out here. It’s a golf course community and today we’re looking specifically at the condos that they got going here in the unique product. Let’s check out Lakeside Shaker Run.

Lakeside Shaker Run, Not Your Ordinary Condo

Welcome to Lakeside Shaker Run new homes in Lebanon, Ohio at Lakeside Shaker run feature Fisher Homes, Villa two condominium designs, nestled between three holes at Shaker run with golf course views. These condominiums are found in the home of Shaker Run Golf Club, which includes a restaurant and world-class 27 hole championship golf course recognized as one of Ohio’s best public golf courses. With the purchase of a new home, you will receive a free one year membership to the Shaker Run golf club. The community amenities include three swimming pools, a pavilion, playground, and lakes. Walking trail access to Warren County Armco Park and Boat Ramp access to 110 acre Warren County, Armco Park Lake. All right, Christy, good morning. Good morning. Thanks for inviting us back out here again. Tell us a little bit about what we’re gonna look at today.

Christy:

So today we’re gonna walk through a couple of our Villa Condominiums. We at Fisher Homes have two different style of condos. The Villa Condominiums are our largest ones. What we are gonna walk through is a building that has four homes in it and the first floor has homes that are 2,500 to 2,700 square feet. The upstairs has up to 2000 square feet. Everybody has their own garage and private entrance. So it’s not like the condos that you may have seen being built maybe 20 years ago. We’re gonna be looking at options with nine-foot and 10-foot ceilings throughout.

The upstairs home is called our Northport Floor plan. This is a 2000-square-foot townhouse. This particular home has some flexibility structurally in it. What it’s gonna come standard is going to come with this nice big open living room concept. It does have an option for a formal dining, a bedroom, and a study. The one we’re currently in actually is set up to be a dual owner suite. So we have a giant owner suite at the front and then even bigger one in the back with a couple of closets. There’s two and a half bathrooms in this condo. And the study with a really great view and lots of windows.

What is the study in this particular north court? This is a flex room. So the way that it’s gonna come standard is a formal dining space for those who still want that space. It still keeps a study in the home. It just turns what is our big second owner’s suite into two separate rooms. But this is a study instead of a tiny room.

The front bedroom, which is the guest suite. The way that it comes standard is actually the giant room is set up into two separate rooms. One is a bedroom, one is a study. The thing that remains the same is that the bedroom still has its own private bathroom. But as it’s set up as the guest suite, it is an oversized room with a sitting room area, nice walking closet and then its own bathroom.

So the Villa Condominiums, there are two walk-in closets and then a third extra storage linen closet and then the owner’s suite bathroom. And it’s gonna come standard with the two sinks. Garden soaking tub, walk-in shower and blow room.

Eric:

The main living area, we also have this balcony deck, right?

Christy:

Yes, overlooking hole number 12 of Lakeside over. But then you could still see hole seven of Lakeside. Pretty much everything we have here has a great view off the balconies.

Eric:

Do you find that people are looking for golf course views more than lake views? How does that work out in terms of picking the property or the lot?

Christy:

A lot of the buyers that are coming through Lakeside Shake Run are coming for multiple reasons. One, the free golf membership. Two, the low-maintenance lifestyle. But the way that the whole community is set up, there’s really not a bad view no matter where they’re at. So this one does have more golf course views. We have three other buildings that are previously closed that have Lake view. So there’s variety for what you’re looking for.

The construction of the house is with a lot of concrete where you’re not gonna hear too much of the person living above you. The one that we’re in right now is called the Waterton Floor Plan. It’s about 2,500 square feet with a two car garage on the main living area. On the main floor, you’re gonna have your study, you’re gonna have your kitchen, dining, living room and owner’s suite. What you’re gonna find downstairs in the finished area is going to be a rec room space. And in this particular layout, there are two additional bedrooms. The downstairs standard is one bedroom, but then this one has a code bedroom built in.

I’m a little biased about the Waterton floor plan. Selfishly, it’s because I’ve seen my parents in their Waterton for the last nine years and they still host Thanksgiving. I think we had 23 people on this very floor plan in this condo. So it’s a condo, but it could still accommodate a lot of people.

Eric:

So you like these so much that you said it was good enough for your parents to move in?

Christy:

Yes, actually I’m probably here at Fisher Homes because of my parents cuz they bought their Waterton before I worked at Fisher Homes.

Eric:

All right. Near and dear to your heart.

Okay. Christy, walk us through these different floor plans, kind of the starting price. I know we’re in a market-ready building that’s being built, but just talk us through the price points of these different condos.

Christy:

Yeah. So in the market-ready building, these downstairs units that have that finished basement, we’re looking at prices running between the $430 s to the $460 s completed and then upstairs and things like the Northport and the Bay Point. We’re seeing stuff ranging between the $370s to $380s.

Eric:

Okay. And where are we at in terms of development? How many of these are available? I know we’re more on the like, kind of the north side of town here, but we also, you get the golf course, you get the low maintenance. Just where we at from an overall development standpoint here?

Christy:

Right. So we’re currently standing in building number 13, where it’s all aided. The homes are market ready, the building that is next to us, there’s still six homes available there. And then we still have three more buildings in addition to these two that are gonna come in the future.

So the way that the finished basement comes standard is the bedroom, that’s actually an add-on option. The way it comes included is that this whole area is opened up and is a great recreational space. The archway, would be a window looking through to the other side. And then there are also options to add in a wet bar area that comes complete with a sink, ice maker, rough in for refrigerator, and then an additional storage closet.

Eric:

All right. Chrisy wrapping us up here. Were kind of saying off camera, but would love to get it on camera. These are your favorite products to sell. And it’s kind of changed your mindset around what a condominium is. Just wrap us up and tell us a little bit more about that.

Christy:

Yeah.As I said before, my parents live in Arville Condominiums here in Shaker run. When they told me they bought a condo, I kind of rolled my eyes and said, “oh my gosh, what did you do?” And then I helped them move. I saw what it was and I went, this is not what I thought it was going to be. It wasn’t like my grandma’s condo on the west side where there’s a shared hallway and it just felt smaller. As you can see, these are very spacious product. I tell everybody that I work with in these condominiums is that you can still have those really great family functions. We surely do in my family, where my parents, even though they right size, cuz they certainly do not downsize, they are still hosting, like I said, 20 people for Thanksgiving because you have that really great rec space down at the bottom and then still have a nice generous dining room space upstairs. So it’s a really great low-maintenance product. Plus you’re in this resort-style atmosphere out here in Shaker Run with all of its amazing amenities. The 27-hole golf course, the pools, the fitness center, and then the Clubhouse.
