It’s Eric Sztanyo from Keller Williams Realty and teamsztanyo.com where we are helping families find their way home. I’m out here in Mason, Ohio today doing another new construction homes in Deerfield Township video in the Kensington neighborhood. If you can see behind me right now, they’re literally building houses. As we speak, houses are going in. There are all kinds of builders in this neighborhood. You got Fischer and then a bunch of others. Fischer’s the main builder, and we’re going to walk through their model home here in just a second. And then you have some other custom builders as well. But let’s take a look at this house and see what you think. There’s snow on the ground, it’s February, but I’m out here making this new construction homes in Deerfield Township video for you!

Kensington Neighborhood

A few details about this Kensington neighborhood. This neighborhood was actually the location of Homearama 2019. In Cincinnati, it’s the big home showcase. And so, it showcases premiere new homes in Mason within a luxury oasis. It’s suitable for a style of living with an English urban garden flair. Fischer Homes is offering two charming sections from their masterpiece collection of new homes. Their executive homes feature stunning designs and countless personalization options and their lifestyle homes offer low maintenance living with lawn care handled for you. So, if you don’t want to mess with lawn care, you can buy one of these lifestyle homes and never have to mow the lawn again, which is a pretty nice feature.

Marshall Floorplan – The Fischer Homes Masterpiece Collection

We are looking at the Marshall floorplan, which is part of the Fischer Homes masterpiece collection. It’s going to be approximately 3,722 square feet and up, and you’ve got a number of features you can choose from as you design this house.

On the first-floor features, you have a two-story foyer you can choose from. There’s an open living and dining room. There’s a very spacious kitchen and a mourning room attached with an included island and corner pantry. The family room is filled with light, so a light-filled family room with a unique-angled window wall, which allows in a little extra light, which is really nice.

There’s an included private study. There’s an optional coffered ceiling in the family room that you can choose from. There’s an alternate first-floor with a sunroom open kitchen in Gourmet Island and an optional family for you.

As you come up to the second floor, there’s a spacious sitting room included. It’s pretty remarkable when you walk right into the owner’s suite, you’ve got these double doors that open up and the sitting room just feels very open, very inviting. And then as you turn and look to the tray ceiling and the owner’s suite and the lighting that comes in, it’s just such a wonderful space to look at. You can really imagine yourself having this really nice master suite here.

In the owner’s bath, there feature dual walk-in closets for him and her, and there are separate shower and garden tub. Also, there’s a loft overlooking the foyer below. Now, that’s… If you choose a soaring two-story foyer, then you’re going to have a loft overlooking the foyer down below. There are four bedrooms with a loft and all bedrooms have large walk-in closets, but here are a few other options you can choose from.

There’s a third bath design. There’s an optional second-floor laundry, optional divided hall bath, optional deluxe garden bath with ceramic tile, and optional designer bath with ceramic tile shower and platform tub. So, here’s a look at the Marshall floorplan.

You guys can get a feel for the blueprint design and some of the options you have by checking this out. And here are a few of the different styles of the Marshall plan that you can choose from. There’s the Western Craftsman with an optional dormer and wood trellis, a wing wall with stone base, and then you’ve got the English Elegance, French Manor, and Bella Vista. So, all of these are variations of this Marshall style by Fischer Homes.

High Demand And Low Supply: How It Affects The New Construction Builders

One thing I wanted to mention was that if you are looking to buy new construction homes in Deerfield Township or anywhere in Kensington and Cincinnati and Northern Kentucky, the thing you want to look out for is you don’t want to wait too long. I know that’s weird to think about as you’re doing a new construction home, which could take four or five, six, seven months. But I just literally sold a house in this neighborhood in Kensington two days ago, from someone moving in from out of state, and they had to move fast because what’s happening is the demand is so strong. And because the inventory is not there on the resale side of the housing, a lot of people are choosing to buy new construction instead. And so what’s happening with these builders. It’s a great problem to have, but they don’t have enough land. And they’re running out of lots.

The lots are flying off the shelves. People are getting under contract and buying these homes and they’re trying to figure out, “Where are we?” I was just talking to them downstairs. And they’re like, “Do you know any farmers who are sitting on several acres who could sell some land?” Because they’re just running out of land to buy these houses. And I don’t think that’s a problem just here in Cincinnati, that’s probably a problem nationwide. It’s why we’re just seeing a shortage of housing supply, but it’s a great opportunity for you to buy a new house. So, if you are thinking about new construction, whether it’s here in Kensington at Fischer Homes, or if another local Cincinnati builder, Drees, M/I Homes, or a custom builder, like a Zicka or somebody else, just something to consider that the lots you might want to figure out, the neighborhood you want to be in, figure out the school district you might want to be in. What’s important to you, what amenities, and then go ahead and lock up that lot.

And what I would recommend is to get with a realtor and figure out where you want to go, and then you can get that in place before these lots go, because they are. That sounds weird. I mean, that sounds like a “Hurry now and buy fast,” because they’re all going to be gone. But the reality is… And some of these nicer neighborhoods and the school districts that are a little bit more coveted, they are selling fast.

I’m leaving these new construction homes in Deerfield Township. I was just talking to the sales rep here. And just to confirm that I asked, “How many lots do you have left in this neighborhood?” They said, “We have two market homes and we have seven lots left.” So, “Well, how many did you have six months ago?” He said, “Six months ago, we had 30 lots.” So, that’s where you’re at. And if you’re out shopping and you’re looking in Deerfield Township or Mason, Ohio, or West Chester, trying to get to the Lakota or Mason School District, this is the problem you’re facing as a buyer. It’s like there’s nothing out there. There’s very little inventory out there. And so, I mean, you could do the resale thing and try to move on anything that hits the market really fast. And, hopefully, you have an agent that knows a few tricks of the trade to get in a good offer and get that locked up, or you could do something like this and do a new construction home and pick out all the features and exactly what you want.

Don’t Wait Too Long! Buy You’re New Construction Homes In Deerfield Township Now!

But, I don’t know, if you’re watching this video you probably already decided on new construction as my guests, but maybe not. You can go either way, just know that it is challenging until something gets corrected in the market. It’s going to be tougher buyers, whether it’s resale or new construction, that’s just where we’re at from a historically low inventory level.
