I’m out here in Mason, Ohio today. Right now I’m in a neighborhood where M/I Homes is doing a bunch of new construction. And if you’re looking for new construction in Mason, Ohio, be sure to check it out. We’re going to go through a bunch of different builders, show you different styles in this video here in Mason, which is on the North side of Cincinnati.

There are a lot of new construction homes going on because a lot of people want to live in Mason. There’s great jobs. You have tons of great amenities, check out the link to the other video we did on why you might want to live in Mason, Ohio, but for now let’s take a look at some of these houses.

Low Inventory in Cincinnati Driving More Buyers to New Construction Homes

One of the things that’s made it really difficult for home buyers in the Cincinnati area the last few years is the supply has been just so low. The housing inventory has been at historically low levels. And so it’s been a great seller’s market last few years.

And if you’re trying to find any kind of home that is priced, right, and it has some decent amenities or is in the neighborhood that you want, it’s been really hard as a buyer. You either have to move really, really, really fast and be ready to put in an offer, probably over asking price within a few hours potentially of the home going on the market or something stays on the market a little longer.

Or, you need to be willing to take something that has maybe a few warts on it. And it’s not as nice as some other homes.

The other option of course is to buy new construction. And this is a longer process and it’s going to take a little bit longer to build, but you can get the custom home with all the amenities you want if you go new construction. Low supply has led to higher costs for new construction homes in Mason and other areas. But, that’s simply how supply and demand work.

How Long to Build a New Home

Now, clearly you guys can see that there’s snow on the ground. It’s early February here in Cincinnati. And, the construction is going on. There are a lot of workers out here getting these homes built, because you know, it’s going to take probably three, four, five, six months to build the house. The hard thing with new construction is builders can give you a certain timeframe, but they can’t give you the exact dates because you get weather like this. It’s unpredictable.

You never know when it’s going to, there’s going to be a snow storm. You never know when there might be delays in materials, things like that, that might slow down the process. So the builders can give you a rough ballpark of when the home will be ready, but you need to have a game plan in terms of where you’re going to be living and what you’re going to do until the home is ready to go.

Secure Buyer Representation When Buying a New Construction Home – Bring Your Real Estate Agent With You!

Another thing I could say, and you can see behind me here, there’s a model home at M/I Homes, and you can walk into these model homes at any of these different builders: Drees, Fischer M/I Homes are all in these different, great neighborhoods here in Mason, Ohio. You could walk in, you can talk to the agent, that’s there in the model home and learn all about the builder and the features and the pricing.

I would recommend that you make sure you get an agent working for you before going into the model home. You want an agent that’s representing you on your side of the transaction. Even though the agents here at the model homes are going to be able to tell you details the home building process and talk to you about pricing and all of that, just remember they’re working for the builder. They’re the builders representative. You want to be sure to get representation on your side, to get an agent working for you.

The builder has, has priced paying real estate commissions into their pro forma. They’ve priced it into the cost of these homes. So just like if you were to buy a resale house, you’re not paying for the buyer’s agent. The builder is going to pay for it. But you’re going to want somebody on your side.

You might ask yourself, well, “why do I need an agent to new home? It’s not that complicated.” There are still things you can negotiate. It’s usually not going to be on price because builders want to keep that price high, but you might be able to negotiate different upgrades or potential other features about the home.

So make sure you’re working with an agent who’s comfortable with new construction. Like we are a Team Sztanyo, so you have someone who’s fighting for you and who’s going to help you with all the inspections who’s going to help you with all the paperwork. And remember, that it’s being paid by the builder. So there’s no reason not to work with a buyer’s agent.

Before you go into these model homes, get an agent working for you. And when you walk in, let’s say you’re out on a weekend or an evening, and you decide to stop in a model home. You liked the features, you liked the look of those homes, make sure you’re already working with an agent and you tell them that you’re working with agent on the front end. Otherwise you might not be able to get that representation.

All right guys, so I’m here at Crooked Tree Preserve here in Mason, OH, and here you’ve got a lot of different builders to choose from. You’ve got Fischer, Drees and Zicka homes. And then you have a bunch of different luxury builders – The Schnicke Company, Daniels Homes, J & K Custom Homes, John Candle Homes, Wieland Builders and the Leland group.

So lots of different builders here. We were just looking next door at Hudson Hills, which is another neighborhood. All of these are in Mason City Schools, walking trails, nice amenities, close to different country clubs and golf courses that you can go to and enjoy. So, let’s go take a look at some of these houses.

Fischer Homes Grand Estates Crestview Walk-Thru

All right. So, hey guys, we are inside of the Crooked Tree Preserve neighborhood, which offers many different new construction homes in Mason. And we walked into one of the Fischer Homes models, which is one of their Grand Estates Collection. In fact, we are in their Crestview design. They have three different styles of the Crestview design. They have the European Romantic, they have the American Heritage, and they also have the French Noveau inside of Crooked Tree, which is a really desirable neighborhood here in Mason.

Fischer Homes has about 14 total lots available, and you can get either their Grand Estates Collection or their Masterpiece Collection, depending on which way you want to go and where your price point might be. This one starts around $780,000, but with the upgrades, they’ve got a finished basement. And this one, it’s probably going to get you closer up to around $1,000,000, total cost if you’re choosing all of the upgrades.

So as you can see here, I’m on the first floor and there’s a wide open kitchen. There is a kind of a breakfast area, which, you know, everyday living, you’re probably going to use this table and the bar here the most. But if you go away from the kitchen, which you can see with all the custom cabinetry, you are into this wide open living room space with two-story ceilings. When you walk in here, this is one of my favorite thing about the Fischer Homes in their designs is when they, yes, you use, you know, a lot of footprint on the second story, but, it’s really striking when you walk into the living room and have this two-story wide open ceiling. It makes the home feel huge inside. And it’s really enjoyable.

If you walk to the front of the house by the front door, you’ve got a full dining room that you can entertain guests – a more formal dining room with chandelier. And, on the other side of the walkway, you have a first floor office space with doors that you can close. So if you’re working from home a lot more these days, you’ve got a great working space.

Walking on the other side of the first floor, kind of the back end, you’ve got a half bath, but then, you move right into the master bedroom, which is on the first floor. It’s beautifully designed. Off of the master bedroom, of course you have the master bath with dual vanities, of course. You’ve got a gorgeous tub with tile.

Your lavatory has its own door. And then you’ve got a dual shower head tile, tiled shower here with two different rain shower heads, which is really nice. And then you’ve got this very large his and her walk-in closet with plenty of space here on the first floor.

Going upstairs, you have three more bedrooms. There’s a Jack and Jill bathroom that can be used. There’s an extra living room space up there that the kids might use a lot. And then going into the basement, it’s fully finished in this home and you have a completely finished wet bar area with cabinets and granite countertop. You also have a kind of a putting green where you can even put your golf clubs. And there’s a lot of extra storage space by the mechanicals of the home for that extra storage.

So in this neighborhood and really throughout Mason, you have a lot of different builders to choose from. Again, we’re looking at a Fischer homes Grand Estate Collection home right now, but even within this neighborhood, I believe they have Fischer has 14 lots. If you could see the sign that I showed, they’re heading into Phase 2 of more luxury homes building. So, you’ve got other builders who are doing luxury building here, Zicka homes, Drees, Leland and a few others who are doing custom homes here in this neighborhood.

Strong Demand for New Construction Homes – Builders Looking for More Land

I got so just finished touring this home, the Crestview Home by Fisher homes. One of the interesting things that sales rep inside told me was that they’re running out of land. The demand while the Cincinnati market has been super hot for sellers the last few years on resale, the same thing is going for new construction. He mentioned that, if they don’t acquire new land, there’ll be sold out and twiddling their thumbs by the summer of 2021.

So, that demand is strong. If you’re looking at new construction, make sure you get in early and don’t wait too long because buyer demand just keeps going up as people are wanting to buy homes here in Cincinnati area and in particular new construction homes here in Mason.
