if you are a golfer, this might be the place for you. At the Mitchell model home, we’ll give you the full tour with Kristi Siconolfi who is the sales counselor here and is gonna tell us all about this great neighborhood and some options that might work best for your family.

Kristi:

Hi, Kristi Siconolfi . I’ve been with Fisher homes for three years. I serve as a sales counselor in an elite coach in the Cincinnati division, and I help buyers on the north side of the river from the west side, Westchester Lebanon, Mainville Mason, and all the way out to Batavia.

Eric:

Thanks for joining us today. Tell us a little bit about this community Shaker Run.

Kristi:

Shaker run is one of our signature communities. It’s situated on a 27 whole public golf course. Shaker run golf club is one of the number one golf courses in the city of Dayton. In this community itself, we carry majority of our product lines, our designer homes, our masterpiece homes. We also carry our patio homes, which are single family homes with low maintenance living, meaning we’re gonna do the yard work for you. And we also have condominiums that are both the Villa style condominiums, and coming shortly this spring, we’re gonna have our gallery condos as well.

Eric:

So that’s pretty unique to have that much different types of products in one neighborhood. Can you walk us through those a little bit more and maybe even talk about the price points and who they might be designed for?

The designer homes, I really look at those as our ala carte style of homes where you really get a lot of choice on picking and choosing your options. And those are gonna be starting in the low $400S in this community. Masterpiece homes like the Mitchell, those are gonna be starting in the mid $500s. You’re gonna see some elevated features already included in the price tag, starting at the base price. Our patio homes, though. Those are what we call low maintenance living. So it’s a single family home. They all have two car garages. They range in square footage between 1500 square feet to 2000. You can build those on a slab. You can build those with a basement. A lot of our home sites available in this community for that product are actually situated, looking out onto the golf course. And the HOA for that particular product line is taking care of cutting your grass, mulching, weeding, trimming your bushes, snow removal. That should include also the driveways as well. So it’s a lot of really great low maintenance lifestyle living that really just makes it easier for everyone.

We did another video on patio homes in triple crown and certainly they’re great. And you need to maybe get out of your head that it’s just for retired person, who’s buying it, but just someone who wants a lower maintenance type of home.

Kristi:

Exactly. Same thing with the condominium. You could look at that as a great starter home, just to start building your equity. You can look at that for someone who’s right sizing because let’s face it down. Nobody wants to go smaller. They just want more functional space for their lifestyle. Condos will be a little bit different than patio homes because there will be a different HOA that’s gonna take care of the exterior of the building and the roof. Whereas patio homes are still carrying typical single family homeowner’s insurance.

Eric:

So really you have something ranging from these condos all the way up to four and five bedroom, single family homes that are custom design. Tell me a little bit more about the amenities here around this neighborhood.

Kristi:

I love the amenities here. As of right now, we have three swimming pools. One of them is an adult only pool. One is a family pool, and then we have a shallow waiting pool for some of the maybe less experienced swimmers. There’s also a fitness center that is just for the homeowners, that’s not a part of the golf club at all, but up at the golf club and that is open and used by the homeowners in the community. There is a pro shop where we have a golf pro. There’s also a onsite restaurant. I highly recommend the quesadillas, they’re delicious! There’s also access into Armco park, which is a Warren county park. The park has a 100 acre lake and you do have access from inside a shaker Run to launch a kayak into Armco parks lake.

And it’s not motorized lake, but you fishing kayak and you can do that. So the golf course is it a public course?

Kristi:

Right. It’s a public course. So it’s not a private country club. You don’t you have to spend X amount of dollars every year at the restaurant. The membership, when you build with Fisher homes in the community, or you buy directly from us for our market homes, you do get a one year membership that starts the day that you close. It’s a public golf course is equipped with an indoor driving range, an outdoor driving range. There is a golf pro on site who also lives in a Fisher home. And the restaurant, there’s also a banquet center in there too.

Eric:

Very cool. What else should I know, what else would you want to tell people about potentially moving to Shaker Run?

Kristi:

You know, I think with Shaker Run, there’s this preconceived notion when you come out to Lebanon, you’re coming out to the country. And in the last few years, you’re gonna be seeing a lot of great expansion in the area, in terms of just infrastructure. They’ve just built input what they’re calling the largest playground in Warren county office 7 41, which is a lot of soccer fields. There’s tournaments happening there all the time. It really is becoming a destination for lifestyle in terms of the golf course, other sports Kings Island’s not too far away. So there’s a lot of just really great things in the area that it’s not so far out. It’s really truly in the middle of Dayton and Cincinnati.

Eric:

That’s great. Well, thank you so much for your time and being available for us.

I hope that interview with Kristi was helpful for you to get a feel for this area. It is a little bit further north. I did a Google map search from here to the Eagle, which is one of my favorite restaurants down in OTR. They’ve got great fried chicken. You should check them out. And it was 40 minutes from this spot where I’m at down to downtown. So that is a little bit further out, but if you’re okay being a little bit further north, and you wanted a lot of different choice in the community that you wanna live on a golf course and play some golf. If you guys caught that they throw in the first year’s membership for free, which is nice. This might be the place for you.

Why You Need A Buyers Agent

It’s really funny because I was in there meeting with Kristi and a couple who moved in and was buying a house next door came in. She said “oh, I follow you on YouTube” but she didn’t use me as the agent. I was like “why didn’t you use me as the agent?” She’s like, “oh, we just kind of met with the Fisher rep.” So I wanna remind you guys again that you can certainly do that. You can reach out to Fisher or Drees or MI homes or anyone, and go have the meeting with their sales counselor at the model home, or do that virtually. But if you do that, oftentimes you guys are going to be giving up the chance for a buyer’s agent to represent you through the process.


Now, granted, the process is a little different than if we’re going to buy a resale house and we’re negotiating for you and we’re writing the contract for you. It’s different. You’re gonna be using the builders contract. You’re gonna be using their title company, et cetera. The negotiations aren’t necessarily the same, like unless it’s a market ready home that’s been sitting with the builder for a little bit. You’re typically not gonna be able to get any movement in the price other than what they’re offering in their incentives, which might be some design upgrades or something like that. But what you get is an advocate on your side throughout the process and off camera with Kristi. I was talking about that of like, I wanna be sure I’m providing value to my clients throughout the process. And that means sitting in with you guys, as we’re having the meetings about the structural components of the house and reviewing the contract for you and answering questions with you and for you. Helping you maybe have another lender. With Fisher homes, they’re gonna always recommend you use their mortgage lender, their preferred lender, which is victory mortgage, which is certainly an option. And you do get an incentive to work with them.

But I highly recommend that you work with our lenders too, just to compare apples to apples. If you’re talking about rate locks, if you’re talking about rates. You really wanna get those numbers crunched down. Even if Fisher is offering you an incentive with victory mortgage, you wanna talk to another lender.

And then there’s the construction process itself. And there’s the walkthrough and just questions you might have along the way where it makes sense to have an agent on your side. Remember, it doesn’t cost you anything. And it does not add to the sales price of the home. At least with Fisher, if you’re working with a buyer’s agent, they’re not gonna charge extra to you in any way. In fact, they like realtors because realtors bring them leads. It’s a win-win. So I’m not trying to just pat my own back here or get more money in my coffers.


I’m trying to tell you guys that there’s a service of using a buyer’s agent that’s free for you to use. Essentially that’s paid for by the buyer. And then you’re gonna kind of have the best of both worlds. You’re gonna have the sales counselor. Who’s very knowledgeable about the homes themselves and the neighborhood. And then you’re gonna have a buyer’s agent like myself on your side to walk you through the entire process and be an advocate and have agency on your side representing your best interests.
