Price points for Memorial Pointe are gonna be starting in the upper $600K. Some of the masterpiece designs that are available are the Pearson, the Clay, the Mitchell, the Huxley, the Andover, Bradford, Blake, and Everett.
Once you’ve made all of your design upgrades as well as design choices on your home, you’ll probably be in the, i$700K, but maybe into the $800K for the house. Still a great price to be in a brand-new house this close to downtown.
Today, the weather’s amazing. So as you can imagine, there’s a ton of activity here. Builders are getting after it. Contractors are getting these houses going up. I just talked to the field manager of Fisher Homes just for a minute here and asked, “Hey, what’s going on here? How fast are the lots going?”He is like, they’re going quick and I told you guys about this before,
There’s a reason why. I mean, the location is just amazing. You’re not in Fort Thomas and the coveted Fort Thomas schools. You’re just on the edge. In fact, I can literally see Tower Park from here.
But you’re here in Southgate, Kentucky. You can literally see the downtown skyscrapers from on top of this hill. You’re just minutes into downtown on I-471, which always moves really, really well. You’ve got a country club golf course right behind you and you’ve got beautiful estate homes being built here. Masterpiece Collection from Fisher Homes, you’ve got Ashley Builders as well. So this is a very coveted community. It’s very rare in the Cincinnati area where you’ve got a new development like this that’s being built with new construction so close to downtown, and that’s why you’re seeing lots get snatched up quickly.
I just wanna remind you again, if you are looking at new construction, whether it’s here at Memorial Pointe or anywhere across the tri-state area, I recommend you reach out to a realtor first before you go see that model home. And here’s the reason why. When you go see that model home and you talk to the sales rep for that builder, really usually doesn’t matter, whichever builder it is, they’re gonna mark down your information and they’re gonna say, you crossed the threshold. Which means you know you didn’t have a realtor with you at the time. So if you choose that builder, whether it’s now or in the future, they might try to elbow out a realtor down the road. Now, some builders are different than others and the way this goes, some are more realtor friendly, I would say, which to me makes more sense because we bring a lot of buyers to them.
You would only wanna make realtors happy. The ones who don’t make realtors happy, doesn’t make sense to me because they’re losing potential leads and buyers from them. But for you, the advantage of having a realtor first, reach out to someone like us at Team Sztanyo is we’re gonna walk you through the entire building process. You’re gonna be working with the builder a lot, but things do come up occasionally. You know, if you’re starting from scratch, it could be a 4, 6, 8, 10 month process before your home is built.
It’s nice to have somebody as an advocate on your side to kind of work through the paperwork. If an issue arises in terms of the build or the designs or the costs, you have a realtor on your side and it doesn’t cost you anything because the builder’s gonna pay for that. So just recommend again before you go and talk to the builder, whether it’s Fisher, Ashley, Drees, MI Homes, any other custom builder around town, you reach out to someone like us at Team Sztanyo first.
