Hi Christy! thanks for joining us. Tell us a little bit about where we’re at and what’s going on here.

Christy:

So we are at the overlook at Blossom Hill which is located within walking distance to downtown Loveland. And we are building 25 luxury townhomes in this community. Our Brookline floor plan in the first of its kind by Fisher Homes in the Cincinnati area. It is a luxury townhome community where it is meant for the low-maintenance lifestyle, where there is no lawn care because our HOA is gonna take care of it for you. But more importantly, walkability, we are probably less than a mile from downtown Loveland to the restaurants, to the bike trail to the river.


The garages are built to be a little bit deeper for additional storage. The ceilings are higher so that you can also hang things from the ceiling like your kayaks or your bikes. The finished lower level wrap room is gonna come up with 9 ft ceilings. There will also be 8 ft doors and an additional storage area. You’re doing a contract to build a version of our Brookline floor plan you can also change it into an additional bedroom. What’s always gonna stay the same is the door exit going out to the back, there will be a concrete patio with privacy screening in between the homes. And then it’s also covered because there will be a deck over top of it.

One of the unique features of our Brookline floor plan and our other luxury townhomes is the option to add a delivery door. What that’s gonna provide is a spot to put all your great Amazon packages inside your home without them sitting on your front porch for porch pirates to pick up so that you are able to still lock access to your house, but then provide a special entry for your packages.

The Midtown collection, which is what the luxury townhomes are called, is kind of a cross between our masterpiece collection with brand estate custom home features. So what you’re gonna find standard in these homes are 9 ft smooth ceilings and 8 ft doors on the first and second floor. Luxury vinyl plank on the finished lower level. And throughout the entire space up 2nd level, you’ll also have luxury vinyl plank treads coming up the stairs as well.

And in the layout of our Brookline model home, we have the kitchen situated in the middle of the home. So that there is more of a dining room space. Then in the kitchen area where you’ll have a sink and a dishwasher inside an island big enough for about 9 stools with the range on the back wall. And then at the back of the home, there is the big window wall, you’re gonna have all of the family room space at the back of the home that will lead out to a deck outback that’s about 20 feet wide by 10 feet deep.

Eric:

So one of the questions I get a lot, especially on new construction homes from clients, is “Okay, I see the base price on the website, but how much more am I gonna have to pay in upgrades?” And since you said this is kind of a mix between the designer and the masterpiece in Granite state, right? So 1 level up. Talk to me about what people might expect from a bump up in price from the base price they see on the website.

Christy:

Absolutely. So the base price here in Boston Hill is starting off at $499, 900 with the other market homes that will be moving ready. In this building, we are looking at prices that are ranging between the upper $520’s the $550s because there are already so many great included features. It’s easy to keep the upgrades to a minimum because there are so many great features already included in the base price. You’re automatically gonna find things like granite countertops, seamless steel appliances, the gas HVAC system already included in these homes already. Truly, it’s more of a matter of when you’re doing a contract to build a version of this home is what your personal aesthetic is in terms of fit and finish.

So one of the other things that are included in the Brookline Owner suite bathroom is that it is all gonna be ceramic tiled. The shower is already going to be a deluxe shower that is framed with a bench and tiled all the way to the ceiling. In the Brookline, you have the option to add a bathtub of sorts. That can be a garden soaking tub or even a free-standing tub. It’s plumed over here to do in the model home. Really excited to see that when it’s finished.

So if you’re not needing free full bedrooms and you want additional space in the home, one of the bedrooms can be deleted and turned into an open loft space. So that’s gonna take away all the framing on the wall. And there’s actually gonna be just an open space for either a second living room or an office area as a different option that you can put inside these homes.


In one of our market homes that are available to purchase now, the difference between Brookline and the masterpiece collection is Brookline is showing the alternate main level layout. The key difference in this is, is that the kitchen is not in the center of the townhome, but in the back of the home. So it creates more upper and lower cabinetry spaces. An island that is in the middle and is large in size, but it does not have a sink in the dishwasher in the island, that’s gonna be conveniently tucked at the back of the kitchen over the windows, looking out the backyard. There is a larger walk-in pantry and then a butler’s pantry where you can have a wet bar option with a wine fridge in it. There can be open display shelves, there can be a wine display shelf, or if a butler’s pantry isn’t really your jam, then you can have that turned into a planning desk. Or if you wanna do something yourself, this is where we can just leave this open and you can build your own built-ins in that section.

Eric:

Talk me through how many lots are available for sale right now. What’s the general timeline if we did want to get into this community?

Christy:

That’s a great question. So there are 25 homes planned in this community total. Right now there are approximately 6 market homes that are available for sale, and they are currently in progress. And we also will be releasing a building for contract to build. The typical timeline in construction right now is running 5 -7 months from the start of construction. So from contract to close, that could easily run eight to 10 months.
