This neighborhood is very close to West Claremont High school, East side of Cincinnati. If you’re taking I-275, you’re gonna get off on Beachmont Avenue or 125 and Head East a little bit. Lot of lovely homes in this community. You’ve got, looks like single family, some paired patio homes and patio homes as well. I think they still have some homes for sale in this neighborhood. Today I’m helping someone who’s relocating, and so we’re looking to sell a home that he built last year, but a newer community, nice community, really cute homes. This listing appointment I’m about to go on came from a referral from an agent down in the Atlanta area and he asked the question, Hey, are people still buying or selling in December? Do people still buy or sell homes in December? I’m like, yeah. And that’s the case. You can look around. You see the Christmas decorations on the houses. We’re a few weeks out from Christmas right now. Yes, people do buy and sell homes in December in the Cincinnati area. Overall, if you look at the amount of units that are sold throughout the year, generally December, January, February, they’re gonna be your lowest months. They’re gonna be down about 30%, in terms of the average amount of units sold throughout the entire year. But if you need to buy a house, if you need to sell a house in the winter, you can still do that.


Estrella offers new homes for sale in Union and Batavia Township amongst Barling ponds, acres of green space, and a playground. Surrounded by mature trees. You’ll feel as though you’re living in a private enclave that’s still close to everything Claremont County has to offer. As you guys can see, as I was driving through, most of the single family homes have been built out, but there are still the paired villas available in Estrella. These paired single-story homes are situated on 44-foot-wide home sites. Backing to mature trees and green space. The homes can be built on a slab or with a walkout basement depending on the home site. You can enjoy craftsman-style designs, boasting vinyl, paired with stone wainscotting, and large covered front porches.

Similar to the Fisher Homes where we’ve talked about their paired patio homes. These villas at Estrella are maintenance-free, so there’s no need to worry about mowing your lawn or plowing any snow. So if you’re interested in more of that low-maintenance lifestyle, these might be a good fit for you. These villas are part of the Smart Series Homes for Sale in Claremont County. They’re backed by a 10 year transferable structural warranty, and they’re starting at $316,000.


And just to give you guys a little bit of information on living in Batavia in general, it is a suburb of Cincinnati with a population of about 24,000 people. It’s in Claremont County, and living in Batavia Township offers residents a sparse suburban feel, and most residents own their own homes. In Batavia Township, there are a lot of parks. Many families and young professionals living in Batavia Township and residents tend to be conservative.

This booming area is becoming a hotspot with shopping and dining on Beechmont Avenue, just minutes away. Eastgate Mall is just 15 minutes from our homes for sale in Union Township hosting over 90 stores, including Dillard’s, JC Penney, and Kohl’s. And when you need to go to the grocery store, Kroger’s only about nine minutes away. You also have one of my favorite stores on the east side of Cincinnati, which is Jungle Gyms.

You’ll love all that Union Township has to offer like the popular public parks, veterans Memorial Park has 25 acres of recreation areas, trails and sports fields. This incredible park is only eight minutes from our new construction in Batavia. Another nice thing about Batavia is that it offers easy access to I- 275 in all of Cincinnati. It only takes 20 minutes to get downtown. It’s really quite an easy commute from Batavia, whether it’s for work or entertainment. If you want to enjoy a day at Great American Ballpark and wash your reds or go to a concert at Fountain Square, or have a bite to eat at one of the many restaurants at the banks, there’s so much to do in the city of Cincinnati. And living in Batavia gives you pretty easy access into downtown.

Okay, listing appointment finished, what time is it? It is 5:30. Getting dark here. Time to get home to the kids and wife for a little bit of dinner. Just in case you’re curious. Here are some of the rapid-fire questions from this seller.

  2. How much are the commissions listing agents gonna be? 3%. Buyer’s agents gonna be 3% total of 6%, generally speaking, to sell your house in Cincinnati.
  3. How long does it take to sell my house? Once you get under contract, it’s gonna take about 30 days from the point of being under contract.
  4. What do I need to do to get my house ready? Clean it up! Get all the clutter out. Put it in the closets, put it in the garage, put it in the basement. Just make it clean.
  5. Will I have to pay for repairs? It depends. You might have to do the repairs yourself. More than likely, you might just negotiate a credit with the buyer. They’re gonna pay an inspector to come in 500 bucks, give them a report that find everything that’s wrong in the house. This house is only a year and a half old. There’s not gonna be a lot wrong with it, so it’s gonna be a pretty easy inspection process.
