A Glimpse When Finding The Right Homes For Sale in Mason, OH
On Mason, Ohio niche.com, it says “Mason is a suburb of Cincinnati with a population of 33,592. Mason is in Warren county and is one of the best places to live in Ohio. Living in Mason offers residents a sparse suburban feel, and most residents own their own homes in Mason. There are a lot of parks. Many families live in Mason and residents tend to be conservative. The public schools in Mason are highly rated. Mason has an overall niche grade of A-plus, and the public schools have an A-plus rating on niche.com as well as an A-plus rating for being good for families.
On the Mason website Imaginemason.org, we get a little bit more info about the area. The website says “Mason is the largest city in Warren county, which is near the Southwest corner of Ohio. Warren county is quoted as “Ohio’s largest playground”, and Mason is the anchor. Come to Mason and stay for the fun. Regional attractions include the grizzly golf and social lodge, Mason municipal aquatic center, great Wolf lodge, which I love taking my kids to and conference center, Kings Island amusement park, which is a blast, and the annual Western and Southern open.
Local attractions include the Mason community center and Mason historical societies, Alberta green museum. Residents and visitors look forward to the annual red rhythm and boom event. Mason heritage festival and parade, Christmas and Mason activities and a wide variety of programs and classes for all ages at the Mason community center.”.
The first home we looked at with my buyers is on Timber lane in Deerfield township, Ohio. A 4 bedroom, 4 bath home with 3 full baths and 1 half bath has over 3,340 total finished square feet on about one-third of an acre. The home was built in 1996 and the marketing remarks say that is an absolutely stunning home in the Mason school district. Beautifully updated throughout with a gorgeous gourmet kitchen, fenced level yard, professionally finished basement complete with a full bath and an office bedroom. It has a 2 car garage that is attached. There is an HOA fee of only $135 annually and of the 3 homes we saw today. This was the lowest price coming in at $460,000. Overall, this was a very nice home for my clients. It was just a little bit too small. So we went ahead and looked at a few other homes.
The second home we looked at is located on Freedom Way in Mason, Ohio. This 3 bedroom 3 bathroom home has 3,104 square feet, and it was listed at $549,900. From the MLS. The marketing remarks state that this stunning home is located in the villages of Alberta.
The home was built in 2016. The first-floor open concept has 10-foot ceilings, and a gourmet kitchen with a walk-in pantry. Stainless steel appliances, and custom cabinetry that opens into the great room. There’s tons of natural light. A study and laundry room are also on the first floor. The second floor has a master with a tray ceiling, a deluxe bath with a huge soaking tub and double vanities. There’s a rear garage entry with a fenced-in yard. Also, there’s an unfinished basement with a bath rough in that is ready to finish. There’s no more mowing or snow removal for this home. It is close to Mason schools, dining and the highway.
Now the HOA is a little bit more here. It’s $208 a month, but included in the HOA are the association dues, landscaping, and community. There’s a play area. You also get the snow removal and mowing done for you, which is nice. And there are walking trails that are kept up. This was a newer home with a more open concept that was a better fit for my clients. However, the lots were a bit tinier. There wasn’t a lot of space for parking. And so this one wasn’t quite the right fit either. But overall, a very beautiful home.
The third and final home we saw on the day was on Springfield lane in Mason, Ohio. This was a 5-bedroom 4-bath house with over 4,278 square feet. The lot size is just under a third of an acre. The home was built in 2001 and it was listed for $552,000. This home is a Mason field, 5-bedroom home. It has a front porch and back patio with a partial view of a nearby lake. It’s a great floor plan in the Mason school district. The roof is from 2013. There are stainless steel appliances. There’s a lower level finished with a media and rec room, an additional bedroom and a full bathroom in the basement. And over 4,200 total finished square feet. The HOA for this home was $565 paid annually and includes association dues, landscaping, and community and walking trails.
This was a pretty good fit for my clients in terms of the layout of the home and the size. However, they were hoping to not have a backyard that looked directly into their neighbor’s house. So we’re gonna keep looking.
