We’ve been looking at different home builders in the Cincinnati area and today I am up in Warren County in the Providence neighborhood, looking at Maronda Homes, one of the top Cincinnati home builders. What You Need To Know About Maronda Homes

Maronda Homes was founded in 1972 by William J. Wolf and after years of working in the home building industry, Wolf ventured out on his own with the goal of building quality, new homes that were cost-effective. As I was talking to the sales rep here, the thing he said that Maronda Homes was really founded on was the idea of more living space for your money. And so you’ve got other home builders in the Cincinnati area, Fischer Homes, Drees, MI Homes. Maronda Homes really was started with this idea of how can we get people more homes for their money.

This philosophy allowed individuals that could not usually afford a new home the ability to house their family in a brand new home that would stand the test of time. So the other thing that Maronda homes is really all about that they care about is quality construction. I’ve seen a few things already just from working with the sales rep here, in terms of the warranties they give. One of the things that they’re really proud about is they give a 30-year warranty, a 30-year dry basement guarantee is what it is. And so they do a double tile outside of the home that’s interwoven. Most other builders just do a single drainage tile. They also use tar on the home, and then they do an additional wrap kind of sealant to make sure that your basement’s going to be dry, which is really nice. No one wants a wet basement.

So more about the company. Maronda Homes has been a family-owned and operated business for over four decades and in that time, they’ve continued to dedicate themselves to building quality new homes at an affordable price with unparalleled attention to customer service. Our goals have expanded to include both cost-effective starter homes, as well as luxury homes that are the best value for your investment regardless of your budget. So maybe they started out a little bit more as a budget home builder. Over time, as a lot of builders do, they’ve expanded a little bit more into the luxury field as well. And so you can start, I believe they’re base homes, start around in the $280s, but then they’re going to go up also into the $300,000, 400s, 500s and above.

We continuously strive to improve the home building process by modernizing plans and evolving home designs with affordable luxury reaching every corner of our new homes. The ability to personalize your home with a seemingly endless options portfolio allows you to build the home of your dreams based on your own unique lifestyle and tastes. So if you’re building a home, this is pretty common. You generally have a lot of choices and sometimes it can actually be a little overwhelming in the building process. But they offer a lot of options like a lot of other builders here. One of the things though, the sales rep did mention that I thought was interesting was that a lot more things come standard in the base price.

And so when you’re shopping different home builders, whether that’s Fischer, whether that’s MI, Drees, or Maronda, here in the Cincinnati area, you want to know what is included in the base price and what are you going to have to pay additionally when you go and make those design choices.

I’m here with my buyer clients today in what’s called crossing the threshold with the builder. If you don’t bring a buyer’s agent with you in that first visit, if you go to the model home, oftentimes you’ll be registered in the system and then they won’t allow you to later register an agent to work on your side. And why does it matter for you the buyer? Well, if you don’t have a buyer’s agent on your side, working with you throughout the process, then really you’re only working with the builder the entire time. That’s okay. The builder is going to obviously help you through the process, but the problem with that is you don’t have anyone representing your best interest.

Most of the home builders in the Cincinnati area are going to pay for that buyer’s agent at no cost to you. It doesn’t impact the way you buy your home. It doesn’t impact the cost of the home for you. The builder already has the cost, that 3% commission to the buyer’s agent, built into their proforma. And so make sure before you go to the model home you’ve interviewed and you’ve researched a few agents in your area, in your city, and you’ve picked one out and had them go with you to the model home, crossing that threshold, so they get registered and they can walk you through that entire process from that first sales meeting, which I’m at here today with my buyers, all the way to the end where you get the keys to the house and you’re moving in.

So a few other things I like about this house and the way they do their building is it’s very quiet. They use quality materials and some extra insulation. One of the things they’re very proud of is being a very smart, very energy-efficient home because they’re using high-quality insulation products. They’re using OSB to wrap the house, not some of the cheaper material that other builders might use. They’ve got a comprehensive water management system, complete thermal enclosure system, high-efficiency heating, ventilation, and cooling, energy-conserving lighting, and appliances that are energy-star rated so very high efficiency. You’re going to have a quiet home and you’re going to save on your utility bill as you go down the road, which is always nice as a homeowner.

If you’re looking at different Cincinnati home builders, make sure you’re checking out Maronda Homes. They’ve got different neighborhoods where they’re building in Ohio and Kentucky. So in Ohio, they’re in Butler, Hamilton, and Warren counties, and in Kentucky in Boone, Campbell and Kenton, more so in kind of the Boone and Kenton areas, but they’ve got one location in Campbell at Pond Creek Crossing.
