Andrew! Welcome back. Last time we saw you we were at Sycamore Creek. And that was a development that was finishing. And I have just a few lots left, but here we are at a brand spanking new development, one model house going up. What do we got going on here, Andrew?


Andrew:

So welcome. Thank you, Eric. Here we are at the front entrance of the villages of Decoursey by Fischer homes, our newest opportunity here in Independence, Kentucky. Building our new model home, the Jensen. We’re gonna have a plethora of our maple street, starting in the mid to upper $200K. We’ll have slab opportunities and also basement opportunities.


Welcome to the villages of Decoursey. New homes in independence, Kentucky. Fisher homes is offering their Maple street collection of new homes at the villages of Decoursey . This collection features ranch style and two level floor plans, open concept designs, lofts, bonus space options, and more. Villages of Decoursey is situated in a beautiful and tranquil setting that includes open green spaces and walking paths. This community is 10 minutes to I-275 and just a short drive to shopping, dining and recreation options along Taylor mill road, Route 16 and Madison pike route 17, including Kroger marketplace, Aldi, Buffalo wild wings, Automotive shops, Banks, and more. You’ll find plenty of nearby recreation activities, including Castor lines lake, Middleton Mills park, Redmonds farm and winery, Lincoln Ridge park, and more. The villages of Decoursey is located in the Kenton county public school district, which includes Whites Tower elementary, Tweenhofel middle school and Simon Kenton high school.

Eric:

So talk me through again, just really quickly the different levels of collections by Fischer homes. When you say Maple street, what does that mean?

Andrew:

Yeah, so our Maple street collection has a wide variety of offerings from Ranch style to Two stories, Two stories offering bonus rooms, and recreational spaces. We have about 10-floor plans offered in this community. And with our flexibility, as far as slab foundations and basement foundations, our Maple street collection can really offer a home to quite a wide array of interested parties.

Eric:


If you get online and you’re looking at Fischer homes and you’re going through Northern Kentucky, you can easily see houses starting in the $400’s, $500’s, $600’s, and $700’s. Like it can get up there in a hurry. This neighborhood in particular, we’re trying to keep the price down. So tell me the ultimate goals here about Maple street and pricing. Like the $250’s is kind of nuts for new construction. So talk me through that.

Andrew:


Absolutely. So we do build a number of home collections. So we do have our Maple street home collection, designer, masterpiece and grand estates, kind of our four tiers of our single family construction and with our Maple street collection, our goal is to make that reality of home ownership as affordable as possible. And that’s exactly our goal here in villages Decoursey as it’ll be exclusively, our Maple street collection.

Eric:

All right. Talk me through, I know you were saying there’s gonna be some past and nature trails here. What else is planned for this specific community? What are some of the nearby amenities? The schools?

Andrew:

Really a big sense of natural appeal here in villages of the Decoursey. We’re gonna have some open green spaces. Decoursey Creek actually runs and we’ll be installing a walking trail through that open green space for homeowners to get out, walk and enjoy that nature path. And as far as leaving the community, you can access Middleton mills park through the Kenton county park services. It’s a hundred-acre park right around the corner. Or if you want to get your shopping and dining on you’re about 15 minutes from commercial access on Taylor Mill Road or Route 16.

Eric:

Let’s check out Jensen model home that’s going in and maybe talk a little bit about the difference between Maple street collections, what these homes will offer versus some of the other collections.

As part of the maple street collection, the Jensen has everything you need to bring your family together in one space. This new home design features up to six bedrooms and 4 full bathrooms, including the option for a main floor guest suite. The main floor boasts a large open concept, kitchen and great room as well as an attached recreation study slash dining room. Upstairs, you will find 4 included bedrooms and a loft along with a second-floor laundry room.

Eric:

So Andrew. Talk me through a little bit about this Jensen model, maybe more so how are you guys able to keep the pricing down on these Maple street collections? What are the big cost savings versus jumping up to the designer collection and the masterpiece?

Andrew:

So, as I mentioned earlier, every tier of home collection has its certain buyer in mind. And as far as the maple street collection, again, we are really trying to make that home ownership as affordable as possible. And we do that through a number of ways, I’d say the largest being, offering homes on a slab foundation. So you get a lot of that finished square footage on your main level or second floor, if you do prefer that. But have that cost savings as far as a $30 ,000 to $40,000 basement for underneath the home. In addition, construction techniques and our Maple street collection are a little more traditional. So you won’t see as many angled archways, complex wrap stairwells, things of that nature. It’s gonna be more of your 90-degree corners in rooms and things of that nature, cuz again, we’re really going for the most space and bang for the buck.

Eric:

So in the Jensen model, Andrew. Tell me a little bit about what’s unique about this design and why so many people are choosing this from the Maple street collection.

Andrew:

So it’s one of the latest additions to the Maple street collection It’s brought the newest addition mark to it. It’s got a lot of modern-day necessities for the family. So a large focal point kitchen with a big kitchen island included two walls of kitchen cabinetry and a little another wall is a little coffee, milk station, whatever that might look like lunch packing station.

And then a lot of flex spaces. So in the morning room, you have a large recreational space, which can be another home office, a second home office or play space, or really whatever Recspace your family may need. But you have more of that formal study up front, just off of the front foyer for that work-from-home style and setup.

Eric:

Andrew. One more question. When you’re in a brand new development like this and you’ve got a lot of lots to choose from, I guess at the beginning, what’s your best advice for someone in choosing a lot? How to pick the right one that’s best for them?

Andrew:

So that’s exactly what we’re here for really a two-part equation there. I’d say first we meet in the office to really understand what’s important to you in a yard or a home site. As we call it here in the community. Then we actually go out in the dirt and we can measure out your home, get the best idea of what it’s gonna look like as it’s being built and where it’s going to stand.

Eric:

I wanted to say one thing about the pricing, even though this neighborhood’s starting at the $250s, just a reminder, that’s gonna be probably their smaller home, their smaller ranches, smaller square footage on a slab. So it’s gonna go up from there, but still in terms of entryway price point. This is one of the most affordable neighborhoods I’ve seen in quite a while, especially from Fisher homes.
