It’s a strong, suburban feel. Lots of families love moving out to this area because you have great schools, great shopping, great amenities, great parks, and these wonderful homes with a lot of space to breathe and move. And so, today I’m out and you can see the trucks behind me. They’re doing some new construction homes in West Chester, OH and we’re going to go preview this home here.

Today, we’re looking at Fischer Homes and one of their new builds here, one of their models. We’re going to walk through this house, give you guys an idea of what ew construction homes in West Chester, Ohio might look like.
In West Chester, you have a lot of builders to choose from, which is great. There’s a lot of space out here and there’s a lot of new construction going on. If you are thinking of a new home build or a custom home build, this might be the place for you.

We are here in the Fischer Homes Masterpiece Collection, and we’re looking at the Leland floor plan and it’s really gorgeous.
When you walk in, you’ve got this soaring two-story open foyer, beautiful kitchen, beautiful living room area. And so a few of the other features that make this a really gorgeous home. On the first floor, it’s an included two-story foyer. There’s a first-floor owner suite, which I’m in right now. There’s a variety of owner’s bath configurations. That’s one of the nice things about all of these homes and building a new construction home is you can customize these houses to a certain extent the way you want.
You Will Want a Realtor When Buying New Construction
Now, the one thing I would recommend is when you are wanting to go see a model house or something like this, whether it’s Fischer Homes or Ryan Homes or M/I Homes or Miranda Homes or Drees or whoever you’re looking at, I would recommend that you make sure you have a representation of your own agent before you walk in. Now, the representatives who are here at the model houses are fantastic. They’re going to know everything about this builder and this model, but you just need to remember they work for the builder.
When you’re going shopping for new construction homes, you’re going to want an agent who is advocating for you, who can help you with negotiations, with inspections, and just walk you through the entire process. Again, that’s built into the builder’s budget, but if you get involved with them ahead of time and you don’t have that representation upfront, you might be working with their agent the entire time who is getting paid by the builder. They’re going to take care of you, but primarily they are looking out for the builder’s best interests.
New Construction Home Features in West Chester, OH
I’m here on the second floor, overlooking the first-floor living room, and just a few more features about this new construction homes in West Chester, OH. You’ve got an included two-story family room, which is what we’re overlooking here. And there’s an optional fireplace, open kitchen design with a large island and seating. There’s an oversized walk-in pantry, optional built-in appliance kitchen. There’s an included morning room bay window on the first floor, convenient first-floor laundry, included family foyer with optional built-in bench and storage, optional morning room, hearth room, and the fireplace, alternate first floor with first-floor guest suite.
There are a lot of options you can go with these different designs. And on the second floor, just a few of the features to note here are there are three spacious bedrooms with walk-in closets. There’s an open loft which provides additional living space, and included is a full bath or an optional third full bath.
One of the real fun things about going through these new construction homes are that the designers who create these model homes are really good at their job. And you’re in this room, it’s really easy to say, “Oh, I can imagine my daughter in this room and it’s so beautiful.” And they’ve got all these neat touches.
Just remember that when you’re going through the model homes, most of the customizations that are going to be allowed by the builder are probably all in the model home. You’re seeing the best thing. Again, when you go shopping for a new construction home, you’re going to start at the base level, the pricing is going to start at the base level, and then you get to choose which customizations you want. It’s wonderful to look at this and fall in love with all the great designs but just know your budget. If your budget can tolerate all the top end customizations, that’s great. Go for it. But also realize that when you’re walking through these model homes, they look great for a reason because all of the top features are included inside of the model home.
How Much Home Can I Afford?
That house is pretty sweet, but what you care about I’m sure is how much does this thing cost? Good question. All the builders are going to do something a little bit different. The way Fischer Homes does it is they have different collections of homes. I think Maple Street is their lowest price homes, and they have Patio Homes, which are like a condo house blend a lot of the times. Then they have, I believe it’s their Designer Collection and their Masterpiece Collection. This model we just went through, the Leland, is part of their Masterpiece Collection, and inside the Masterpiece Collection, I believe they have their Grand Estates. Those are like a million dollar plus homes.
This home starts around, she said in this neighborhood right around $500,000 is where it starts. In other neighborhoods, she said it could go for $460,000. It depends on what neighborhood you’re in when you’re buying these homes. And then as I mentioned before, it depends on the customizations that you’re going to put into it. If you’re looking at new construction in West Chester, that’s probably the price range you’re going to be at. You could find something in maybe the high twos, but most of it’s going to be probably in the $300s, $400s, $500s, and $600s. That’s probably where you’re going to find the bulk of your pricing for new construction homes in West Chester, Ohio.
