What’s the latest in the real estate market in Fort Thomas, KY? We’re going to take a look in this video.
Hey everyone! Welcome back. My name is Eric Sztanyo with Keller Williams Realty and TeamSztanyo.com, where we are helping people build a bridge to their future real estate dreams. I am a Fort Thomas real estate agent who lives in the city. I specialize in Ft. Thomas real estate.
So, I wanted to do a quick video today. We already did one recently on a Fort Thomas real estate market update , where we showed the average prices of homes sold over the past two years – how the average prices have gone up, how inventory has gone down. If you are a seller in the Fort Thomas area, right now is a really good time to sell your house.
In this video, I wanted to show you what’s going on if you are a buyer. So, we’re going to take a quick look at some of the latest homes that have hit the MLS in Fort Thomas, and then we will look at some of the latest homes that have sold.
On June 22nd, there were 6 new homes that had hit the market in the last week. The average price of these 6 homes was $352,000. That was really driven up by one $800,000 home. The median price was $224,000.
Let’s go back now and look at the houses that have sold in the past 30 days. We’re not going to go through all of these homes, but just taking a look, the average list price was $264,000. The average sale price was about $263,000. So, you are nearly getting 100% of the listing price on average.
What that means is that several of the homes being sold in Fort Thomas right now are being sold for OVER list price. There were nearly 10-15 houses just in our quick look that have sold for over market price.
Again, if you are looking to buy a house in Fort Thomas, KY, look at what has just come out on the market. If you are looking to sell your Fort Thomas house, it couldn’t be a better time. The average days on market – this is showing 52 days on average because some of them have sitting and are overpriced. But, the median is 19 days on the market. So, houses are selling fast as well.
