I’m out here in Mason, Ohio, actually showing houses live, houses that are out and active on the market right now. And it is crazy. There’s freaking 30 realtor cards here, and showings are scheduled every 15 minutes and there are multiple offers!


Are you in this situation where you need to buy a house? You might be relocating to a new city, which is who I’m helping my buyers with right now. Maybe you’re just trying to upgrade and you need more space in your house for your family. And it is so frustrating right now. The market is just bonkers. The inventory is super low. The demand from buyers is really high and it’s making this entire house buying process really frustrating!

So how can we fix that? Below are some of our tips to win as a homebuyer!

Three Categories Of Houses That You Could Go After

Number one. There are houses that are resale, that is just hitting the market.

Numer two. Houses that are resale and have been out there a little bit.

Number three. There’s new construction.

Tips to win number one is just be prepared to move fast. Have the basics down, make sure you have your pre-approval letter in hand, you’re signed up for MLS and turn on alerts, so that as soon as it comes out then you can schedule that showing.

(Additional tips to win now while having the Covid pandemic) Here in Cincinnati with the COVID rules is you can’t do overlapping showings. You can’t have a bunch of people in the house at the same time. And so all those showings get slotted really quickly.

So be prepared fast, contact your agent. When you see a house that you really want say “Hey, I want to go see this house and ready to put an offer.”

Tips to win number two is know your limits. A lot of these houses will be going over the asking price. That doesn’t mean that you should absolutely go crazy. Maybe it does. But you need to know your limits and what budget you’re comfortable with. Think about yourself in two, three, four years from now, when you go to resell that home and yet the, the depreciation may continue to grow, but it might not. one of very important tips to win is you don’t want to overbid so high that in a few years from now, once you are going to sell the house, you would go over your head potentially. So make sure you know the area, talk to your realtor and understand the market. Look at the comps and whatever your budget is because houses might be going over asking price. You want to look at houses that are listed below your budget so that you can come in over on the asking price.


Tips to win number three is ask what the seller wants. If you find a house out there and you want to put an offer, make sure your agent calls the other agent and say “Hey, we’re coming in! Besides the net offer price, is there anything else your seller wants?” Do they want a short closing period? Do they want a long closing period? That’s something you may want to ask because remember if that seller is selling their home and maybe cashing out on the equity and then going to buy a house. They might need a 45 – 60 day close because they want to go out there shopping in this crazy market too. And so your offer might stand out. If you contact that other agents say “Hey, we can be flexible. We can give your seller additional time to close and go find a house. Just tell us what we want. And we’ll craft that offer towards your seller’s desires.”

Tips to win number four is make a clean offer. Don’t complicate it with a list of things that you want. If you can afford the closing costs, don’t complicate it with closing costs. Make it a simple offer. Let’s say you’re offering $400,000 for a house. No closing costs, no title insurance, no home warranty. You can just buy that later for 600 bucks. You can buy that on your own. Just make it really simple. It might be the same as potentially other offers in terms of a net price. But just because it’s simpler and cleaner to understand, the other agent might like you more. And that matters and especially the way you present the offers.


It also gives you a little wiggle room on negotiation. So let’s say the seller doesn’t want to make any repairs. They just want to say “Look, I’ll give you 2000 bucks or whatever, for any repairs that you find that need in a house.” If you have a clean offer upfront, all of that math is simpler for the seller to understand simpler for the agent.

Tips to win number five is if you need to buy a home like now and close soon, you have to buy a resale home is be patient and be positive. Because you might lose out on some and it’s frustrating. Every agent right now wants to work with sellers because you could be a terrible agent and sell the house. No problem. You’re going to have tons of showings. You’re going to get multiple offers and you look like a freaking superhero to your seller because the market is so crazy. Buyer’s agents on the other hands are pretty much hating life, but if they’re a good agent, they’re going to let you know if it isn’t the right one. Or say “Hey, we lost out on this one, but more are going to come out on the market”. So just keep at it. Be patient, be positive. Yes, it’s frustrating. I know it’s hard work, but, don’t be irrational when you make an offer just to win because that could come back to bite you in future years when you go to resell the house.

You can also note that one of the tips to win during spring time, even though the inventory is low, know that there’s going to be more inventory coming on the market. Even if there’s nothing in your area right now, just be patient, it will come!

You want to be working with somebody who’ll say “We are going to find it. Just be patient, hang in there. We want to find the right one for you and your family that you’re going to love for years and strengthen your family.” So I just wanted to throw that out there as an extra tip here and make sure you’re not working with someone who you don’t feel great with, or someone that you feel like they’re trying to push you into something that’s not right for you.

Final bonus tips to win in buying a house in this crazy market is consider new construction. It’s going to take longer. You know it might take six to eight months for your to build and realize that even builders have really strong demand right now. But if you can afford a new loan and you can afford the time to wait, then you might definitely want to consider new construction.
