Are you looking for new construction homes and Anderson township? That’s what we’re going to talk about in this video.

All right. Hey guys. Welcome back! My name’s Eric Sztanyo with Keller Williams Realty and TeamSztanyo.com where we are helping families find their way home. I’m an agent in Cincinnati and Northern Kentucky, and we’re going through different neighborhoods. We are looking at both homes for sale and also new construction homes for sale.

Today, I’m out in Anderson Township, which is on the East side of Cincinnati. It’s a suburb on the East side. It’s about 20 minutes from downtown, right off the I-275 loop just west of the loop. And, it’s a great neighborhood. People really love it for a number of reasons.

First, it’s close to downtown. So if you have any kind of a commute where your job might be downtown, it’s easy to get in and out for your commute. And where all the traffic gets bound up in Cincinnati is on I-71 and I-75 North and South. So if you’re on an East or West side, or on I-275, anywhere like that, you’re really going to avoid most of the traffic of Cincinnati. A lot of people like that here in Anderson township.

The other great couple of things about Anderson Township is you’ve got wonderful schools. The Forest Hills school district is one of the top rated school districts in the area. You have a great park system, great walking trails and parks system.

And, it’s also very affordable. So if you’re looking at other neighborhoods, maybe like Mason, Ohio, Loveland, Milford, you know, Blue Ash, Hyde Park, potentially Anderson township is, one of the lower median value, medium home prices in the Cincinnati area. So you really can get a great home for a great price here in Anderson Township. Finally, it’s a great place to live and raise a family.

Inside of Anderson Township, there’s not a ton of new construction neighborhoods being built. Today I’m at The Enclave, which is Miranda Homes and Schmidt Homes right off of Wooduff.

This neighborhood is actually right off the interstate. You can hear the I-275 traffic and there’s a sound wall over here. I kind of want to walk to these other homes that are being built out. I think it’s going to be a lot quieter over there because of that sound barrier wall.

It’s a very central location, easy to get in and off the highway here. And, you know, there’s not a whole lot of new land in Anderson Township to build these new communities. So if you’re looking for new construction homes, you know, something like this might be what you want to look at.

All right. So here we are at, a new construction home here in Anderson township that was built by Schmidt Builders, a custom builder here. Let’s go inside and check it out.

All right. So here we are. It’s a really, really cute new construction ranch home, three bedroom, two full bath. You’ve got a two car garage and an unfinished basement, and, you know, everything’s done really nice. It has quartz countertops and a brand new kitchen open layout.

And if you saw the other video that we did of Anderson township homes for sale, you can kind of compare this home to one of those other homes, which is what you see a lot in Anderson township. Those homes that are four, maybe four bedroom, two and a half bath, more boxy in nature, not as open in terms of the four plan. And those homes are typically going in Anderson for around, you know, anywhere from $250,000 to $350,000. Well, here you have the new construction home open layout. Everything’s brand new design is updated. As you can see, kitchen is more open. It’s a more modern style for sure.

And this home is right now at around $390,000. And again, this is a three bedroom, two bedroom, two bath ranch, and you’re actually next to the highway. I’m not sure if you can hear that noise in this video, but I mentioned it outside and honestly, it would drive me nuts, living here! You’d probably get used to it, but it’s, you know, literally the wall is right in the backyard of this house. So, you’re at $390,000 to start with at this house. So where you’re going to see for other new construction homes when you’re not right next to the highway, it’s probably in the $400s, $500,000s, maybe even $600,000s in Anderson Township. If that’s more on your budget, you can certainly go that route. And there are a few other neighborhoods that have those options. When you are getting in that range for new construction homes in Anderson Township, you need to understand jumbo loans, and how they will impact your purchase.
